That may all work with the planning. However, I don't even think it should really be implemented that way. But with the huge basement, it will be unaffordable for you. Therefore, my suggestion is to omit the basement or lower ground floor. That works well without it too.

You have exactly a 1 m slope in the house area over 9 m parallel to the street.

Please respond to that. Because what you are planning there is technically all possible, but together with the size of the project you already need a very deep wallet.

Which space is missing? The dance hall that is supposed to become a condominium? You don't need that at all.

You have to plan so that your budget is sufficient and leaves a buffer. At the moment, there is a big deficit between planning and budget.
You are planning for 2 children. You are missing monthly income with higher costs and that for a longer period. Don't take away your breathing space by going into too much debt now.
With a house, hobbies and the allocation of time with children change again. There will be times when you have no time for hobbies, and if you do, you are just happy to be able to sleep.

Have you spoken to the civil engineer? What does he suggest as the most cost-effective way for you to build the house and lay out the garden?
