Hello,
as already announced, here are the raw measurement data of the property. I have also already created a finished IFC file, but it cannot be uploaded here.
Have you ever thought about artificial turf on a foil waterproofing?
Standing seam is way too expensive. Not an option for a flat roof.
Yes, but unfortunately there is a catch:
That would contradict the justification in the development plan, since the purpose there is stated as water retention / habitat for insects.
A maximum allowable slope of 10° is given for the flat roof, which in my opinion would rather correspond to a shed roof...
This brings me to the point, what would you consider an independent roof covering? According to Wikipedia: In a narrower sense, the term roof covering only refers to the outermost component, which is classified according to water permeability into: roof covering and roof waterproofing.
If you look at the typical roof structure with roof tiles, the structure and function are also divided into different component layers.
In your opinion, does only an in-roof photovoltaic system or solar roof tiles count as an independent roof covering? Would a photovoltaic system mounted on aluminum profiles with a roof covering underneath (tiles, metal, foil, etc.) also fall under that? There are numerous possibilities where it is visually hardly recognizable from the outside whether it is such a system or not.
I do not see this in the contour lines shown so far.
I have attached a 3D view to clarify this a little. The bottom edge of the balcony doors just still stick out assuming the original terrain there. Maybe 10 - 20 cm would have to be removed additionally there.
They are strip foundations. Otherwise, with that variant you are relatively free regarding the construction method. The workshop is structurally and constructively significantly more efficient to build.
Sure, strip foundations are practical and inexpensive there. Just roughly, what building construction would you have thought of for the workshop building? I would fear that it could be difficult to ensure sound insulation to the outside there. Typical workshop buildings often use metal and PUR insulation, which have rather poor sound insulation properties.
We originally planned the flexibility that if the workshop should become too small or no longer be used, it could be rented as a granny flat.
That could theoretically also be offered with your variant, but I assume you probably did not plan the outbuilding with energetic standards, right?
Is the financing already secured?
We have already had appointments regarding this, hence the rough budget, but nothing has been signed yet, otherwise we might have to pay additional standby interest until the planning progresses further.
6 m² for woodworking.
Certainly sufficient for cutting out things with a scroll saw or carving figures. But definitely insufficient to produce, for example, a 2x2 m bed completely from rough-sawn boards, let alone a staircase. --> This leads to a fundamental discussion that should not be further deepened at this point.
