First of all, thank you very much for the suggestions and the criticism. I didn’t want to dismiss your quite good arguments with the quote but explain what we had in mind when we planned it.

The arguments regarding the sunny side make sense, I am indeed not that sun-hungry. I would have to check again the shadow casting of the neighbors. The property is somewhat lower than the western neighbors, which makes it interesting again :)


May I ask in which region you are building? We are between the Ruhr area and Münsterland.
Is it about a solid construction house or a prefab house (if that makes a big difference in price)?


I see that, I am certainly not really satisfied with it. I also made various attempts with a central staircase, but the rooms on one side of the staircase always became too small. I am very open to somewhat more concrete suggestions for improvement. Also, the hallway upstairs is certainly not optimal.


Of course I prefer confirmation, then I would have done everything right ;) But I also know that this is not the case, so I am happy about the constructive contributions already written and those to come. :)

We are building with hollow bricks (so solid), it is still open whether it will be a T9 or a T8. I have heard that with the same equipment/requirements, there is no financial difference whether it is a solid or a prefab house.

Even if I build near Nuremberg, it will not be 80k€ cheaper for you due to regional reasons, maybe 10-20k€. On the other hand, I do not have, for example, KNX, no venetian blinds, no door with side panel, no geothermal energy, no living basement (even though the basement is tiled and mostly heated), etc.

...I still forgot the missing suspended ceilings and I don't have any tiled showers. What you list easily costs you more than what I pay additionally due to regional reasons.

Once again 10x10. Maybe we should start a separate thread for it. At first glance, the square seems so practical, but a house is not chocolate. You quickly tend to squeeze the rooms into that dimension and settle for compromises. But that’s complete nonsense. You have to start with the rooms you want and then build the shell around them. The central element in this is the staircase, which connects the levels. But whatever.

I took up your draft. You probably focused on optimizing the ground floor. But then it results in a bit of "messing around" upstairs. It gets easier if the staircase exits in the middle of an exterior wall upstairs. Then it arrives relatively centrally there, and the rooms are more usable. Attached is an example with a real landing staircase. (I haven’t paid much attention to the knee wall regarding the shower, because I hadn’t found one.)
