Floor plan idea for a semi-detached house

For a 10 x 10 meter house, the staircase is either very poorly positioned or it is the wrong staircase. Because it is narrow along the central wall, you have a problem accessing the rooms from the hallway. That is why the hallway downstairs has to be so large, and upstairs the hallway has to be winding. It doesn’t look nice upstairs either [emoji6] If you move the staircase closer to the front door, possibly also more centered, you get a large storage room between the staircase and the central wall. A trapped pantry at the "end of the house" from the main room’s perspective is also not great. After all, you always have to go through the kitchen, which is not exactly the widest either... when you carry beverage crates while the other is cooking, you get in each other’s way. Also, the view of a kitchen unit with a door is only half as nice [emoji6] I would personally prefer the western half for myself. Regarding the building window: where should the carport be for you and the other half?

That will be a matter of taste. Friends of ours have it basically the same way and we quite like it.

I'm just a bit puzzled about how that could look then.

1.85m and 1.70m

There is space in front and beside the house.

40° and gable roof are mandatory. 2 VG are of course also a question of price but would naturally be an option as well.

Our current need for that is not very big. We therefore planned the area in the U of the stairs.

If you move the stairs away from the partition wall you still have to get into the space created somehow. Then we’d have a narrow corridor again from the hallway. Or I’m completely misunderstanding ;) We also tried other stair shapes. The main problem was always that underneath it still goes down to the basement.

You can still do something about the kitchen width; there’s probably some space left for that. If you put in a floor-to-ceiling window there... the parking space is right in front of it :)

Why? :) I always thought the sunny side was more attractive...

Like the neighbor to the east as boundary development next to the house

In the west the sun sets -> ideally evening sun (can usually be used more often and longer than morning sun for breakfast), if the Machbarhäuser do not cast too much shadow. Apart from that, it looks like a turning area in the east, where it might be noisier due to maneuvering than just "passing by" on the west side.

depends on how much of a sun lover you are... if our summers really get longer or hotter, I wouldn’t mind sitting outside in the evening without roasting ;) (but generally 25° is enough for me, just so you know)

Given your requirements and wishes, I see €300k rather critically, although I can only speak for a single-family house here. It's more in the range of €380k without exterior landscaping, depending on the terrain.

I am currently asking €417k for a single-family house with 137 sqm living space with a basement, on a slight hillside, all in without the plot of land.

Without copying or quoting much from you now:

It may be true that friends or other acquaintances showcase beautiful living spaces, but that does not mean there are no other possibilities. You have to see what possibilities your own property offers for your own living. This also includes playing around with the living areas during the planning phase.

Personally, I do not see any planned parking spaces in front of or next to the house.

I do not see single-story with a 40-degree roof as a problem.

The staircase is definitely the wrong choice. You don’t have to reinvent the wheel now either. I gave the reasoning in my first post. Sorry, but there is no “but” to that.

Regarding the kitchen and its annoying door to the pantry, it’s not about width but about appearance and usability. A trapped room should be avoided here; otherwise, going down to the cellar is still more practical.

The sunny side for those who work is still the southwest side, for job seekers and also early risers the east side. The location of the terrace plays less of a role here; it’s more about the light incidence in the rooms themselves.

Read your post in the first post again and ask yourself what you want from the forum: confirmation or constructive criticism!
