hm.... take a look at your "open" kitchen/dining/living floor plan furnished. What stands out? It looks like 3 furniture cabins side by side in a furniture store ;).
That will be a matter of taste. Friends of ours have it basically the same way and we quite like it.
I would probably rather keep cooking/eating together and privatize the sofa/projector area, especially so that the evening west sun does not always shine on the projection surface.
I'm just a bit puzzled about how that could look then.

If the neighboring half is to accommodate 2 residential units... first clarify with the building authority whether this is even possible and then consider how to design the attic apartment, especially regarding the balcony or something like that and above all parking spaces. Because quickly 4 cars come together.
There is space in front and beside the house.
And then reconsider how the roof shape looks. Would you not prefer 2 VG (vaulted roofs)? Are 40° on the gable roof mandatory or can the pitch be shallower?
40° and gable roof are mandatory. 2 VG are of course also a question of price but would naturally be an option as well.
What else I notice is that although there are 16 sqm hallway on the ground floor, I see few possibilities for cloakroom space/shoe cabinet.
Our current need for that is not very big. We therefore planned the area in the U of the stairs.
For a 10 x 10 meter house, the staircase is either very unfavorably placed or it’s the wrong staircase. Because it is narrow along the central wall, you have a problem accessing the rooms from the hallway. That’s why the hallway below has to be so large and upstairs the hallway winding. It’s not nice up there [emoji6] If you, for example, move the stairs closer to the front door and possibly also place it more centrally, a large storage room between the stairs and the central wall results.
If you move the stairs away from the partition wall you still have to get into the space created somehow. Then we’d have a narrow corridor again from the hallway. Or I’m completely misunderstanding ;) We also tried other stair shapes. The main problem was always that underneath it still goes down to the basement.
A trapped pantry at the “end of the house” from the main room is not great either. After all, you always have to go through the kitchen, which is not exactly the widest... if you then carry beverage crates while someone else is cooking, you get in each other’s way. Also, the view of a kitchen row with a door is only half as nice [emoji6]
You can still do something about the kitchen width; there’s probably some space left for that. If you put in a floor-to-ceiling window there... the parking space is right in front of it :)
I would personally prefer the western half for myself.
Why? :) I always thought the sunny side was more attractive...
