Then I think the kitchen is okay in terms of space and the hallway in the rear area is certainly bright enough. I would measure whether it is wide enough. The narrow passageway where the hallway turns left seems a bit uncomfortable. There are btw. also many corners in the hallway. I assume you are planning with 1.5 floors. The position of the windows in the basement and upper floor seems quite heterogeneously distributed – have you created an exterior view to see if you like it that way?

: The chimney is correct, it is not fixed yet. It comes out at the top through the bathroom as it is now, but it should be possible to move it to a proper position.

: The passage width is THE crucial point in all designs, as we want the living wall to be at least 3.50m and the kitchen + pantry on the other side. This is not 100% compatible. However, it is now 1m. It looks very tight in this design because I also used thick walls.

If you put in the work with floor plans (and that takes a lot of time!), then plan with the final wall thicknesses. Otherwise, you always have the mental loophole that everything will seem much more generous in reality due to the thin walls and that keeps you from focusing on really important detailed solutions.... and 1m passage width is certainly too narrow at this point!

Hello, this is not the architectural drawing, is it??? :eek: Please inform us again about the missing parameters, you can see the necessary information needed to assess and possibly improve a design. I do not understand the idea of placing a pantry in the center of a house and planning the rooms around it, which leads to problems caused by corners, slanted walls, expensive sliding doors, and narrow passages, making almost every room not fully usable. On top of that, a chimney flue is planned for the pantry, which is supposed to keep food cool, on the only available wall. The missing dimensions as well as the minimal furnishing in the children's rooms make any assessment impossible. Not good at all, says Yvonne

I completely agree with Yvonne. What you need are honest opinions, but you can only get those if at least the floor plans with the most basic information are posted here. Measurements, also the 2m line on the upper floor and the north arrow.

The pantry is a joke ;) and the fireplace position must be taken seriously.

So, thanks for the comments, I have now made a completely simple draft and wondered why I hadn’t thought of it earlier. The pantry had to go somewhere else, that became clear to me.

EDIT: I have only focused on the ground floor, the upper floor is above as a picture

What do you like in particular?
The orientation of the living/dining area is particularly pleasing: kitchen southeast with view onto street/entrance, dining east/west, living room west. Overall I currently find only minor annoyances.

What don’t you like?
Fireplace still needs to be planned, looks a bit cramped.
Not sure if the wardrobe in the entrance area is sufficient.
Separable with/without basement not possible with a straight wall.
Possibly extend living room/kitchen another 0.5m downward.

Price estimate according to architect/planner: €280,000
Preferred heating technology:
Gas / solar / possibly water-heated fireplace
