House Design
Who designed it: By me
What do you like especially? Why?: From the dining/living area out onto the south terrace
What do you not like? Why?: Distance to garage entrance, bathroom geometry, ...
Price estimate according to architect/planner: €330K including landscaping and kitchen
Personal price limit for the house, including equipment: €550K
Preferred heating technology: Gas

If you have to do without, which details/extensions
-can you do without: Size of bedroom 1
-can you not do without: Large dining/living area directly on the terrace in the south

Why is the design as it is now? For example
I started with the buildable house geometry, how the house can or must be positioned on the plot so that I have the terrace to the south. Large dining and living area directly on the terrace. The corridor must end in the middle of the large room.

What is the most important/basic question about the floor plan summarized in 130 characters?
What would you change and why? Do you see a no-go here? Do you see other house geometries that would make sense? (The building authority does not offer me any waiver on the boundaries)

Many thanks in advance and best regards

Form follows function. For the dimensions, I would think of Le Corbusier's Modulor figure, though the ceiling height doesn't have to be the same. He also provides something for the drainage. Personally, I would reduce hallway areas, possibly improve lighting. And I would first let the architect come up with his ideas.

Have fun developing!

Can you provide the exact dimensions of the building envelope? It’s best to write them directly on the sketch.

The design is refreshingly creative. Unusual room shapes can often be used in a characterful way - see the staircase and bathroom, add a bit more imagination here, if necessary continue the rounded wall design with the partition walls to the shower / toilet. Corridors with 1m are really narrow. Is a shed roof [Pultdach] mandatory? For the comparatively compact plot, I would think about a roof terrace, a shed roof [Pult] can possibly be visually suggested. Place a mini transitional space behind the garage and install a door to the kitchen. That way it’s not so far anymore.

Hi

Someone is engaging with the possibilities of the property. That happens far too rarely here and also in real life. Great

I also find the corridors, at least the back part, a bit narrow.
Where is the ground floor plan?

In any case, this is an interesting design - here: you have a kindred spirit. Are you sure that your design complies with the floor area ratio?
