The whole thing looks like a crazy idea to me. Where should one start here? With the nonexistent wardrobe? The "corridor" that resembles a tunnel for miners or the garage directly in the south?

At 500K you really shouldn't skimp on the architect. My recommendation would be to get advice from them until your ears are burning.

As soon as you bring a plan from a professional, we are happy to discuss the details with you. But it's simply not worth it if you ask me.

Please simply roughly draw the building on the site plan, which should be dimensioned. What is supposed to be inside can then be better understood. The narrow corridor cannot be understood at all.



What you mean is LIVING AREA, so for living.


However, it seems that the use/rental is more of a priority for you than living?!

No, it is not. Therefore, the confusion is not unfounded. The municipality is just as sparing with information as the OP. Apparently, the development plan is not yet legally binding. I have not found a draft, only a draft of the justification, which still mentions single-family houses, which, according to the OP, no longer applies.

Hello, unfortunately there is no official BP yet. Changes have been made -> semi-detached house possible and 3 meter distance for the garage Yes, I mean 160 sqm living space for us to use and 80 sqm per floor. It is not the only priority, but we wanted to have the option for rental. Narrow hallway to lose as little space as possible. Regards Carina

Well, at least the first draft was already on display at the end of last year.

So you are aware of them? Is there a revised draft? When is the renewed public display planned? As long as the planning law conditions are not somewhat binding, a floor plan discussion is not worthwhile. Especially not if you do not clarify the inconsistencies regarding the plot to be developed.

This is the draft from the municipality. In addition, we have already received approval from the municipality that we can build the garage 3m from the property boundary and that semi-detached houses are also allowed to be built on the plots.
The plan with these 2 changes has already been submitted and approved. The final version is expected in April or May. We have already been verbally assured that no more changes will come.
