Hello dear forum,

what do the professionals say about the following floor plan (especially regarding the questions described below)? Does anything catch your eye that should definitely not be done?

Plot size: 447m²
Slope: no, but the plot slopes about 80cm down from the street and needs to be filled
Site coverage ratio 0.4
Floor area ratio 0.4
Building window, building line and boundary
Edge development: see attachment
Number of parking spaces: single garage + 2 outdoor parking spaces
Number of floors: 1.5 (only 1 full floor = ground floor)
Roof shape: gable roof
Orientation: north/south
Maximum heights/limits: TH 5.30m; WH 5.60m; FH 10.80m; GH 7.70m

Clients’ requirements
Style, roof shape, building type: solid house, gable roof approx. 37° pitch, knee wall approx. 95cm
Basement, floors: no basement, 1.5 floors
Number of people, age: 4 (parents 32 and 29, children 5 and 1)
Room requirements on ground floor and upper floor: ground floor 90, upper floor 80

House design
Who prepared the design: general contractor and DIY
What do you like especially? Large living/dining area, open kitchen, many storage rooms, large walk-in shower
What do you dislike? Why? The corridor/hallway wastes a lot of space. Maybe the rooms can be arranged more space-efficiently?
Price estimate according to architect/planner: 400,000 without incidental building costs
Personal price limit for the house, including fittings: 430,000 without incidental building costs
Preferred heating technology: air-to-water heat pump with cooling function and underfloor heating

If you have to do without, which details/extensions
-can you do without: walk-in closet in the parents’ room, glass sliding door in the living/dining room, possibly make the utility room smaller, cooling function of the air-to-water heat pump
-can you not do without: large living/dining room with open kitchen, generous shower, storage rooms, and attic storage

Why did the design become what it is now?
The general contractor planned the house 10.5m x 8.50m with basement (white tank). Because of the groundwater level, the house would be about 80cm higher than the street, knee wall 1.20m, attic storage height only 1.20m. Staircase to the house entrance necessary. Due to the small rooms and expensive basement, I designed a floor plan without a basement myself. I increased the living room width from 3.85m to 4.50m.

What is the most important/fundamental question about the floor plan summarized in 130 characters?
How can I use the room layout and arrangement more effectively? How and where can I save space? The hallway area on the ground floor unfortunately consumes many square meters, although it is only 1.25m wide. One reason is the large staircase, but also the long corridor swallows space and looks somewhat tubular. Maybe the living area of currently approx. 170m² can be cleverly reduced to 160m² or less? Different staircase? Move the entrance door? Is there an effective alternative to the cooling function of the underfloor heating? The goal is to save costs through optimization.

I am thankful for every opinion, suggestion, and sketch!

Why not put the stairs next to the utility room, then you wouldn’t have such an "L" as a hallway. And then you would have 2 nice entrances to the guest room and guest bathroom without having to walk around the corner first.

I also find the kitchen quite large, considering there is still a pantry. We have a smaller one without a pantry and everything fits comfortably.

What is this "room" in the hallway for? Cloakroom? With a door?

Furthermore, you wrote that you want a large living/dining area. From personal experience (we have about the same dimensions of approximately 7.8 x 4.3 pure living/dining area) I can say that it might seem like a lot in terms of square meters, but it’s actually not that much. The table already takes up a lot of space if it is placed in the middle between the kitchen and living area, and additional armchairs etc. are hardly possible. I would say it’s rather the lower limit.

780cm is very tight for cooking/eating/lounge. 3m per unit would be the minimum for me.

I think 780 is only eating/lounge. Cooking is separate again.

Are the furniture dimensions real? Otherwise, I see a lot of tubular hallway sections at the bottom + top.
