Hello everyone,

we are intensively dealing with the construction of a single-family house with a basement on a slope and would like your feedback

Development plan/restrictions
Size of the plot: 517 sqm
Slope: yes
Floor area ratio: 0.3
Floor space index: 0.3
Number of parking spaces: 0/1
Number of storeys: 1.5
Roof type: gable roof
Maximum heights/limitations
Further specifications: Roof 28-45°. 75 cm knee wall (defined slightly differently)

Requirements of the builders
Basement, floors: Basement + ground floor + attic
Number of persons, age: Currently 3 persons (2 adults + 1 child). Child #2 should be planned.
Space requirements on ground floor, upper floor
Office: family use or home office?
Guests sleeping per year: not relevant. Occasionally.
Open or closed architecture: rather open
Conservative or modern construction: rather modern
Open kitchen, kitchen island: yes. Kitchen island if possible.
Number of dining seats
Fireplace: currently under discussion.
Balcony, roof terrace: terrace facing south + terrace facing west planned.
Garage, carport: 1 garage. Next to it room for a carport / garage (optional, future)

House design
Who is the planner: General contractor from the area.
What do you particularly like? Why? Open living area. All requirements accommodated. Option for second garage.
What do you not like? Why? We are currently considering whether to omit the second bathroom in the attic and instead have a shower on the ground floor.
Price estimate according to architect/planner: 500,000 excl. plot, incidental costs, civil engineering, landscaping.
Preferred heating technology: heat pump

If you have to do without, on which details/extensions
-can you do without: separate bathroom for the children in the attic.
-can you not do without: open living area. Large bathroom upstairs.

Why did the design turn out the way it is now? It is the first design from the contractor. The other plans were partly similar.

You really have quite a slope there. A full 3 meters just from the street to the back edge of the house. I can't really believe that the plan is supposed to be from a professional. But be that as it may. In my opinion, you also need the planned outdoor facilities to assess the floor plan. How is access to the front door supposed to be arranged? Exactly where is the carport supposed to be built later, and how is the driveway to it?

Access: A staircase or a slightly steeper paved path should be constructed from the street on the left side to the front door.

Carport: The carport or the additional garage should be placed next to the other garage directly up to the property boundary. We have 3 meters of space to the boundary on both sides of the house. Therefore, unfortunately, no double garage, as it would also have to be 3 meters away.

Outdoor Area We will probably have an appointment with your planner soon regarding the outdoor areas. Our idea is to create terraces in some way and make as much use of the space as possible. We were advised that the outdoor areas should ideally be planned and prepared right from the start, as otherwise it is difficult to work properly behind the house with an excavator or similar equipment.

Which "others," if that is the first from the GC? - show them! The plan author could already be retired - I give the draft forty years in the drawer until today. GC from the area good, going there without your own advisor / freelance architect is bad.

Slope + full basement + estimated 160m2 does not fit with 500,000€.

Why? Don’t you have boundary construction rights? Please show a somewhat wider section from Google Maps.

I honestly don’t understand the floors: entrance on the ground floor to the east, but the garage in the basement. Where is the slope there? Do you want to completely excavate it for the driveway or additionally plan stairs for the entrance? It would make sense if the entrance is on the north, on the ground floor, but the living area in the basement with access to the garden. Currently the living area is hanging, and a terrace/balcony is on top of the garage... people don’t do that anymore or it doesn’t add any value/living comfort for living in a single-family house at all.
What do you yourselves say about this? Don’t you want barrier-free access to the garden?
I also don’t understand the staggered toilet locations.

Yes, if everything else is exclusive, as also stated.
