We are currently considering building a single-family house with 4-5 children's rooms and are looking for well-thought-out floor plans. Unfortunately, so far we have not really found floor plans that bring together our wishes, the building regulations, and our budget. We are grateful for any tips and also welcome advice regarding individual rooms.

We may need an additional children's room. A guest room should therefore be convertible into a children's room if needed.
2 shower bathrooms plus guest WC would be desirable
Since we want to build without a basement for cost reasons, there should be a pantry next to the kitchen. The utility room must not be too small; we have 2 washing machines plus a dryer. We have two very large beds, which ideally should be placed in a shared bedroom (3.25 m and 2 m). At the entrance area, there must be space for a bench, shoes, and jackets for 6-7 people.
Financially probably no longer feasible, but great would be a “children's living room” and a covered terrace.
We have very short notice been offered a plot, which in the current times is truly a stroke of luck. Until now, as you can probably tell, we have not dealt with the topic of new construction at all and now unfortunately have to decide very quickly whether this project is feasible for us.
Regarding finances:
The plot costs 210,000 plus acquisition incidental costs.
For additional costs for the house including ancillary construction costs, outdoor facilities, etc., i.e., really “all-in,” we can cover/finance a maximum of 610,000. The plot is fully developed.
We are now looking for a clever floor plan that allows us to build a new house with our means.
