We are currently considering building a single-family house with 4-5 children's rooms and are looking for well-thought-out floor plans. Unfortunately, so far we have not really found floor plans that bring together our wishes, the building regulations, and our budget. We are grateful for any tips and also welcome advice regarding individual rooms.

Bebauungsplan/Einschränkungen
Plot size 2,000 sqm
Slope no
Building window, approx. 14x14 plus garage possible

Number of parking spaces 2
Number of floors 1 full floor
Roof shape gable roof

Anforderungen der Bauherren
Style, roof shape, building type
Frisian house, country house, single-family house, gable roof
Basement, floors no basement, 1 full floor or 1.5 floors
Number of people, ages 6 people, 48, 38, 7.5, 3, 0
Space requirement on ground floor, upper floor? Maybe 220 sqm
Office: family use or home office: both, 1 study on the ground floor would be great
Guests who sleep over rarely
Open or closed architecture open
Open kitchen, cooking island open kitchen
Number of dining seats 8
Fireplace no
Music/stereo wall no
Balcony, roof terrace no
Garage, carport double garage with storage room
Utility garden, greenhouse no
Further wishes/special features/daily routine
We may need an additional children's room. A guest room should therefore be convertible into a children's room if needed.
2 shower bathrooms plus guest WC would be desirable
Since we want to build without a basement for cost reasons, there should be a pantry next to the kitchen. The utility room must not be too small; we have 2 washing machines plus a dryer. We have two very large beds, which ideally should be placed in a shared bedroom (3.25 m and 2 m). At the entrance area, there must be space for a bench, shoes, and jackets for 6-7 people.

Financially probably no longer feasible, but great would be a “children's living room” and a covered terrace.

We have very short notice been offered a plot, which in the current times is truly a stroke of luck. Until now, as you can probably tell, we have not dealt with the topic of new construction at all and now unfortunately have to decide very quickly whether this project is feasible for us.

Regarding finances:
The plot costs 210,000 plus acquisition incidental costs.
For additional costs for the house including ancillary construction costs, outdoor facilities, etc., i.e., really “all-in,” we can cover/finance a maximum of 610,000. The plot is fully developed.

We are now looking for a clever floor plan that allows us to build a new house with our means.

You can forget about that too, the catalog houses all target families with one or two children. Even here in the forum, examples are scarce, the only one I can think of is from :

Nevertheless, many thanks already! I will try to make a drawing soon. It is important to us that we plan realistically both financially and in terms of space requirements. A pipe dream plan helps no one... I have already read a lot in this forum and there have been so many great suggestions for many ideas!

Hm, the plots can't be that rare if there are still (almost) 1/3 football fields, 1/10 (660 sqm) would also be enough, then 220 sqm might possibly work. Currently, at 220 sqm, you would already hit the 610 k€ mark, without ancillary building costs/attic/external facilities etc.

It would be better to create a list of all wishes… (This is/will also be a challenge for an architect)

Only a plot on the outskirts of town is considered for us. It is predominantly hinterland, so it has little effect on the price, and only a small part is buildable. Much less than 200,000 for a developed building plot is hardly possible here. In the city, we pay the same for 400 sqm. It is precisely about this opportunity, not about building in a new development area with smaller plots at the same price…
