Friends of mine had a gallery/airspace above the living space nowhere near as large as the one planned here: it echoed incredibly (to top it all off, the ground floor was tiled) and the sound naturally went straight into the upper floor. After the first child was born, the house was sold again very quickly.

So maybe I am just a bit old-fashioned, but we had and still have the living area separated from the hallway/entrance by a door. I know it sounds crazy, but it (has) worked. And I am happy especially now in winter every time the cold does not come straight to the sofa when the front door is open for a longer time.

Take a look at the Haas prefabricated house MH Poing 187, it is similar to your floor plan and I really like it in terms of spatial feeling.

I want to bring the thread up again. We have now received the preliminary floor plans from the architect.

We are satisfied so far, but the utility room (HAR) and the guest room (Office 2) will still be swapped so that the utility room becomes correspondingly larger.

The entrance is facing south and the living room is on the north side. Unfortunately, this cannot be changed because the view on the north side is very nice.

The double garage with storage room (6x9m) will be placed to the right of the house with a distance of 1.80m and set back a bit. The terrace will be behind the living/dining room and around the left corner so that it gets southern sun.

What I am not 100% happy with yet is the office upstairs. Do you have any comments or suggestions for optimization?

I think the ground floor is quite good. For me, it would be a bit too open. I might plan a glass door between the hallway and the living area so that wind does not blow straight through the whole house when you open the front door. And also so that not all noise from the ground floor passes unhindered into the upper floor. For this reason as well, I would leave out the air space. I think I will never really understand the purpose of such an air space. The steam and smell from the kitchen go directly upstairs. Instead of the air space, you could also set up the second office or guest room upstairs. The dressing room could maybe be rotated by 90 degrees. The room behind it could then be used as storage space, accessible from the office. As it is now, I don’t really find the dressing room practical.

Thank you for your feedback. The thing with the [ankleide] is a good point, I will go over it again with the architect. We like the [Luftraum] and it will stay. Although you are of course right that this open design lets odors and sound pass into the upper floor.
