I am no longer surprised by the prefab house planners.

I once tried to place the house on the plot. I can't think of any reasonable solution.

Where should the entrance go? Where should the parking spaces go? Is that a 34er?

So much has already been said against the draft, so I actually didn't want to write anything, but I have rarely seen such a "loveless" draft for a house for 2 or maybe even 3 people. Nothing fits with the specifications regarding the plot, requirements, everything is just somehow (badly) implemented, but nothing is nice. I would have expected more from Weberhaus. I am really disappointed with this planning and wouldn't want to live like this. I hope you reconsider and plan completely new.

No, I think "loveless" is the wrong word. Rather "striving" (in the sense of work reference language). The draftsmen can neither be blamed for not being architects nor for customers pouring their awkward ideas over them like a handbag. Wallet, phone, lipstick, and parking receipts: it’s not about love, even Paul Bocuse couldn’t have cooked something finer out of it. The customers probably came with wishes like sliding doors for a small footprint, a home office where the sun doesn’t shine, and the like. One must not forget that the actually driving orderer/stakeholder of the planning department is the sales guy who wants a construction proposal that leads to a signature. Of course, the draftsmen then deliver crap—but only the crap that is demanded of them. They cannot be blamed for that. Rather, they would get reproach from their employer if they stimulated customers in their reflection and were thus seen as a brake from a sales perspective. The OPs likewise did nothing "wrong" by naively going to a well-known provider—probably assuming they must be professionals (well, but professionals for what? ... like their competitors, not for the happiness of the builder, but for their revenue). The unfortunate timing, not waiting for family planning or the success of starting a family before planning, is just another drop in the barrel of strategic deficiencies. Therefore, if there is no building obligation on the plot, I would also question the timing of the in any case recommendable professional planning benevolently. Has it actually been mentioned what is supposed to be practiced here: I guess tax consulting (?)

Hey hey,

So we will actually back away from the planning and not sign, and start the project over again. We had an uneasy feeling for several weeks, and your direct remarks were basically the last (important) dagger blow.

To still answer your questions:
- 570 T€ mainly because of the basement living area with thick perimeter insulation, heated studio, outside stairs, etc. etc. - hence so expensive.
- Practice for psychotherapy, therefore no business license required but other regulations.
- Weberhaus was not the first company we contacted, but compared to competitors, it was the one whose construction performance/material appealed to us the most. Nevertheless, we just noticed that all our wishes, as special as they were, were simply approved without question. We realize that house planning is more than just playing The Sims.

So there will be an extra round.

But I still think it's good that the post received 4 out of 5 stars.

Late, but most importantly on time. I hope to have made it clear that this "approval" of even the wildest builder ideas is not a peculiarity of certain providers, but the rule when the error lies in provider-driven "planning" (regardless of whether with wood or stone). ... but it should definitely be the last company visited before planning with an independent architect. I recommend – read several times in detail here – studying my house-building roadmap and the included resting phase with decision-making. And of course also my posts regarding the cellar issue. ... and as far as I know possible in a residential area (WA), but in a mixed-use area (WR) I’d say "not exactly risk-free" and therefore recommend positive clarification. I do not want to rule it out completely there, but the legal situation may be viewed differently depending on the federal state. That is pleasing, even if harsh discouragement is appreciated and recognized as helpful. Perhaps you still feel, despite abandoning this planning, capable of contributing to the thread by (?)

One should always plan for a few rounds. Time is sometimes tuition fees. Then we will be happy to evaluate the (over-)next draft. Eventually, there will only be minor things to criticize that are not essential.
