probably conservatively estimated in some positions...: 40 demolition 20 carport with porch (probably significantly more due to special height and dimension) 20 outdoor facilities (terrace, paving) 20 ancillary costs connections, old connections probably legally unusable 100 basement (1k/sqm) 500 house (a little over 200sqm x ~2500€, the glass surfaces are above usual standard ;), KFW40 usually also comes with a certain surcharge) 10 fireplace (probably rather an absolute minimum and sometimes energetically difficult especially with KFW40) Then there would be additional upgrades, foundation or support efforts, replacement of the wooden wall, furnishings, kitchen, etc. Apart from that, I quite like the floor plan, there are some details with question marks like the necessity of 2 windows in the kitchen under the carport or where a refrigerator and oven would be located. Basically, I would design the windows facing the street with a higher sill and elongated shape rather than floor-to-ceiling loopholes, and the sill on the upper floor facing the garden also at least knee-high so that you can place something there or hide something behind it and not see all the chaos directly from the outside, the added value in terms of more light through a few centimeters is quite limited. In the parents' area, I would probably assign the little hallway cutout on the left to the parents' area and make only one additional door to the bathroom, which gains a few more centimeters. Lead the fireplace inside as far as "must-have", the pipe outside looks cobbled together. If the windows are to be frameless as indicated, probably only the garden side will be in the six-figure range, for a more reasonable impression it's best to see if you can still add "frames" here, which usually are not really narrow.
