Hello everyone,

we want to build a house next year without a basement. The budget limit is 300kEuro. The building plot is of course not included. I am currently planning and sketching our dream house.
Therefore, I would like to ask you to evaluate our sketches.

Many thanks for your suggestions for improvement, experiences, or other opinions. I am very grateful for any input.

the entrance is next to the stairs, where it says [Galerie].

I left out all the "unnecessary" things to keep the extremely generous 19.5KB size.

Hello Singerl, so I have to say your floor plan is at least very individual :-) I like the idea of a room for "Kellerersatz," but somehow it’s misplaced. I imagine a small workshop there or at least a room where I can tinker around, and next to the living room that would bother me because there’s bound to be noise sometimes. Also, I don’t like the narrow long hallway on the ground floor, nor the narrow long kitchen. Upstairs I find it rather impractical that you always have to go through the office before getting to the bedroom. Is there a bathtub in the smaller bathroom? If not, the children would have to go through your bedroom to take a bath? I think it’s difficult to change the room layout given the house’s format. Do the external dimensions have to be that way because of the plot, or did you want it like that? Regards

Hi,

so the plot of land is already available but has no impact on the footprint of the house. I like the shape itself in combination with the hipped roof; the house looks like a little villa :D

I mainly use the basement replacement room as storage for toys, skis, shoes, Christmas stuff, old electrical appliances, miscellaneous. The room is also intended to serve as a guest room and for me as a music room. The workshop will be placed in the garage.

The hallway on the ground floor is about 140cm wide. I thought that should actually be enough. This traffic area is not used that often.

The kitchen is separated by a room divider made of glass with floor-to-ceiling sliding elements. This results in a kitchen of about 15m2 and a dining area of 21m2.

The office as a walk-through room also worries me. I thought a desk with a filing cabinet wouldn’t be a problem. Additionally, there should be a closet for all the winter clothes.

A bathtub will also be installed in the small bathroom.

I also have problems with the location of the attic stairs. I actually wanted a fixed space-saving staircase in the hallway or even a normal L-shaped staircase in the stairwell.

Hello Singerl,

oh dear, every architect would start from scratch again here. This floor plan has some pitfalls that you shouldn’t implement as is. Complaining about the floor plan would certainly go beyond the scope here.

Maybe, in principle, you shouldn’t start with the second step before the first. Many small details seem to be clear to you already – many other things are still unclear. In my opinion, you are already making a floor plan (with some compromises), but you are not yet 100% sure what you want to have. Please start again with the step of writing down all the things that are important to you, possibly also unimportant.

Do you want a lot of storage space in the house? What is a lot for you? What should the storage be able to accommodate? Bicycles, vacuum cleaner, lawn mower, hobby workshop?
Guest toilet on the ground floor: Just a toilet? Integrate a shower for visitors? Should it be representative? Long or short paths to get there? Natural light?
Go through each room step by step and you will notice that you still have a lot of work ahead of you! Only when everything is clear to you can you determine whether floor plan drafts are suitable for you or not. It’s also great for reviewing your architect’s designs...
