Floor plan evaluation and double garage problem?

From the East


Exactly, the plan is oriented to the north. Where the house and garage will be located has not yet been decided.


We use the utility room for laundry and storage. My wife finds it rather too small. The front door is supposed to face north, the driveway is in the East. In the Southwest, there will only be a garden driveway.

I would mirror the house. Then the utility room would be in the east. If you then revise the area a bit, you can also attach a garage in the east.

Are there also a few measurements of the property ... and, if you have already decided on house access from the north ... then you must have already given some thought to the location of the house and garage.

I can see a west-facing orientation here much better with the entrance in the east. Then you have the view of the garden in the west, where the children play. In addition, the children's rooms are located in the south + one in the west, thus in the brightest spots.

Yes, of course: approx. 43m long (north and south side) and approx. 29m wide. We haven't yet decided exactly where the house should be. The idea was to drive onto the property from the east and be able to drive directly into the garage (garage door facing east).

But that would be important, because only in this way can it be assessed whether a floor plan makes sense or whether you are planning a window directly against the garage wall. Take a large sheet of paper and draw the property to scale 1:100. Then create corresponding scale templates for the house (be sure to include windows), garage, terrace, garden shed, etc., and experiment a bit to see how the different variants work. You can then post the result here.
