Floor plan design with some requirements - ideas?

Hello everyone, the development of "our" new building area is almost finished, hopefully we can buy the plot soon. I would be very happy if you could take a critical look at our planning:

Bebauungsplan/Einschränkungen Size of the plot: 740 sqm Slope: slight slope Floor area ratio/plot ratio: no indication in the development plan Building window, building line and boundary: see picture, plot width according to development plan unfortunately only 21.5 m. Planned with 21 m width to be on the safe side. So a towel-shaped plot in terms of form... Edge development: garage Number of parking spaces: n.a. Number of floors max 2 Roof shape: equally pitched SD (10-25 degrees) or flat roof max. 5 degrees Orientation: street to the north, garden to the south, main ridge direction must be parallel to the street, field to the west with presumably imminent expansion of our new building area, Maximum height/limits: eaves height max. 6.5 m

Anforderungen der Bauherren Style, roof shape, building type Basement, floors: no basement, ideally 2 floors Number of persons, age: 2 adults, 3 children (2, 5, 6) Space requirements on the ground floor: master bedroom, children’s room, bathroom, guest toilet, cooking/dining, living room, stairs with space for platform lift to first floor, storage room (with space for house connections, washing machine and dryer, freezer) Space requirements on the first floor: 2 more children’s rooms, bathroom, study, guest room, shower bath, technical room incl. controlled residential ventilation, storage space, a small extra room only for sorting, washing and drying dirty laundry would be wonderful Office: family use Guests per year: roughly 1x monthly 1-2 persons for 1-2 nights open or closed architecture: rather closed conservative or modern construction: mainly practical open kitchen, kitchen island: open kitchen with lots of storage, raised plot, lots of worktop space and room for a dining table extendable to at least 2.40 m. Living room may be separated but difficult to realize. Number of dining seats: at least 5 daily, sometimes 10-12 persons Fireplace: no Music/stereo wall: no Balcony, roof terrace: no Garage, carport: double garage, width according to development plan max. 6.5 m Utility garden yes, greenhouse rather no

weitere Wünsche/Besonderheiten / Daily routine, preferably also reasons why this or that should or should not be. Daughter (2) is multiply severely disabled, will not be able to operate the wheelchair herself. At night she should also be close to us. So far she does not stay in the children’s room during the day but with us. However, we need space for various aids.

Hausentwurf: Who is the planner: - Architect of a construction company together with my ideas What do you particularly like? At night direct view from my bed to her bed. All rooms are well located according to the cardinal directions.

What do you not like? Living room too long and narrow: There is a floor mat (1.25 x 2.0 m) drawn in the living room. In the long term, we will make a raised platform with a border for her in the living room. In the current plan, this is difficult. An extra utility room would be nice. Kitchen possibly too small. In the first floor I do not like the area tech/shower bath/study corner yet. Price estimate according to architect/planner: Personal price limit for the house, incl. equipment: preferred heating technology: gas, solar (?), controlled residential ventilation with heat recovery

If you have to do without, which details/upgrades - can you do without: The door from the garage will not go into the house but under the porch, bathtub on the first floor (maybe a good place for a drying rack?) - cannot do without: wheelchair accessible

Why is the design as it is now? Many considerations What makes it particularly good or bad in your eyes? Everything is already arranged fairly well.

What is the most important/fundamental question about the floor plan summarized in 130 characters? How could the open space be designed differently, preferably with a better-separated living room. Where do you still see room for improvement? Can circulation areas still be minimized?

First of all, welcome back to the discussion group. In the meantime, we have exchanged a few private messages, so some things in the current draft may not be entirely understandable to the community. From my point of view, it has not been an easy birth so far, but now I see the draft in the landing approach phase.

As already mentioned in the private message, the upper utility room is still not quite my dream prince, but overall the compromises on the "optimum" seem acceptable to me, as it still contains a good part of the dream house. The whole family can feel comfortable there, even if cost discipline dictates some simplicity. The additional space requirements for activity radii should be quite well absorbed.

Thank you very much, yes, I was out of the loop for a while. In case anyone wonders: In the old thread I had to delete the floor plans because it was explicitly mentioned there that they were not allowed to be published. Unfortunately, it was written so small that I did not discover and read it myself beforehand. My concern is also that the open-plan room could become uncomfortable due to the lack of separation. Comfort is especially important to me for a sense of well-being.

Ok, after having looked at this three times since yesterday, I can formulate one or two concerns and make my improvement suggestion. Basically, I think it is well designed, with little useless hallway space on the ground floor, few corners where the wheelchair could get caught. 1. I would consider whether the connecting door between parents and child rooms is necessary or if the hallway connection is sufficient. Only you can know that. 2. The open space is not big enough to be uncomfortable; for the chill area, you could also place a room divider like a Kallax next to the sofa. But: I only see one RBM of 3 meters width for the couch. Therefore, I do not really see a family couch for 4-5 people there. When I think back to how our search for a cozy sofa went a few years ago... hardly any sofa is under 300 cm wide. And even 280 makes this area seem a bit cramped: floor lamp, small table, shelf... all of this becomes very tight. But I also don’t see any other option there than to swap TV with couch. However, there is the possibility to swap kitchen with chill area. Then I would place the sofa against the windowless outer wall there, TV on the back wall of the stairs. The kitchen would then offer enough storage space or shift slightly with the dining table. If I were you, I would at least sketch out how your furnishing fits. 3. Check the length of the stairs. It looks very short... but it might just appear that way because it is wider. 4. I would personally mirror the house: garage in the north, child and bedroom facing west (SW). Upstairs the utility room in the north. Kind regards

I tinkered a bit with the ground floor. Of course, all just suggestions. Yvonne's idea, as far as I understood it, has been implemented. Maybe something could also be optimized on the upper floor. But for now, let's enjoy the sunshine first...
