Hello,

my brother and I are currently planning a two-family house. We have now received the first floor plan, but we are not completely satisfied with it. Due to the available plot, we can unfortunately only build 8 meters wide, but as far back as we want. Furthermore, we have to build on the boundary, which means we have a very long party wall. As a result, there will inevitably be rooms without windows.

In the floor plan below, in my opinion, the bathroom is too small, and we wanted one more room; our consultant thought of a bay window for the living/dining room. The washing machine should be placed in the storage room.

If anyone has any suggestions for improvement, I would be grateful.

A big mistake not to fill out the questionnaire. And please also provide all possible details explaining why you want to build this way so that everyone can put themselves in your situation and help you as best as possible. :)

The house is to be built, if approved, about 10 meters behind the street. That would be our preference for the parking spaces.

Client Requirements
Basement, floors: no basement, 2 full floors
Number of people, age: 4; 27; 31; 24; 28
Space requirements on ground floor, upper floor; GF ~110; UF: ~120
Office: family use or home office? Office/home office necessary on GF and UF
Overnight guests per year: negligible
Open or closed architecture: open
Conservative or modern construction: modern
Open kitchen, cooking island: open, not necessary
Number of dining places: GF 6; UF 6
Fireplace: no
Music/stereo wall: no
Balcony, roof terrace; GF terrace; UF balcony
Garage, carport: carport
Further wishes/special features/daily routine, gladly also reasons why this or that should or should not be included

A photovoltaic system with storage (Kfw 40+) is to be installed; we have an offer from the builder for €16,000 for 5 kWp and storage.
I think this is undersized and too expensive.

An 800-1000L marine aquarium is also to be installed on the GF, power consumption about 3000-5000 kWh per year.

Why is the design as it is now? e.g.

Due to the long narrow plot, there is not much room to maneuver here.
Two houses are unfortunately not possible.

do you still find the thread with similar conditions? I think it was a single-family house but the land issue was similar.

Is one children's room sufficient in the EG apartment?

Does the upper apartment not want direct garden access?
