Floor plan design of a two-family house with a long fire wall

You have to keep the 3 m distance to the other neighbor or are you allowed to work with a firewall there. I fear that the long side will never be properly bright. Our neighbor's driveway is 3 m wide, roughly speaking, a 2 m high wall on one side and 2.5 stories on the other. Always shady.

The house is supposed to be built about 10 meters behind the street, if it is approved. That would be our preference for the parking spaces.

I don’t see that as freely desirable and it needs clarification before planning.
Is none of the two immediate neighbors also willing to build, so that the plots could be rearranged (there appears to be another path at the bottom of the plan)?

@11ant do you still find the thread with similar conditions? I think it was a single-family house but with similar plot issues.

No, neither of the two. I guess it was 2019. Also so narrow and long. Back then, there was a lot of discussion about getting light into the floor plan. I also see that as the big problem. The ground floor apartment will be a dark tunnel. @TE tell us more. Why the apartment solution and not a duplex? Are children planned or not? The children's rooms are partly planned as offices, right? Can you imagine an unconventional layout/room arrangement? What kind of room would you like more and in which apartment? haven’t you banished part of the building services from the house? Collect arguments for the rear building line. Better solar gain because more can be opened. Less sealed surface because the parking spaces do not have to be generated behind the house. What do I know. You know your community best. Maybe you’re lucky and it’s like with us. You want to build, 2 families, do you comply with this and that? Approved. Great, another building gap gone, again influx of young families.
