Hello,

we want to build a single-family house and are currently pondering the floor plan. On the ground floor, there should be a living and dining area, a guest room, a utility room, and a WC with a shower. We would like to maintain the size of the living area and provide access to the guest room from the hallway. At the same time, the utility room / WC / shower area should be used as efficiently as possible. Ideally, the utility room should be located next to the kitchen and possibly only be accessible from there.

The standard floor plan (without shower and mirrored):

and our own idea:

What are your opinions on this? What could be done differently or better?

And what if you swap the kitchen and the utility room? Then you could put the kitchen where the living room is now and plan access to the utility room from there. On the other side, you would have the shower/WC and guest room next to each other.

That will unfortunately not be a combined kitchen and living area....

Manu meant guest and utility room I think. Apart from the strange bay window that brings nothing but costs and the staircase in the dirty area, a good standard floor plan. But where is the wardrobe supposed to go and what does the upper floor look like? A few documents are still missing for evaluation.

The utility room and the WC should definitely stay together. One floor above, the bathroom will be in that spot, and if you separate them, there will be problems with the pipe installation. What is strange about the bay window?

Personally, I don't like bay windows. Especially not with multiple corners and when they are not needed. Your dining area is large enough, so the bay window will stand empty and in my opinion is unnecessary but expensive.
