What is the most important/fundamental question about the floor plan summarized in 130 characters?
[B][B][B]We want to build in a new development area, which still has to be developed. We have not yet chosen a plot (currently none are for sale).
So I am interested in tips for the floor plan as well as choosing a good plot. All the depicted plots are possible except those in the area with the city villas (for some I have indicated approximate area and lengths). I initially selected a plot where the garden faces somewhat west so that the evening sun can be used. The current floor plan would also fit the other green-marked plots.

Hm, I am a layperson and therefore will not address "technical construction" matters, but just want to briefly say what immediately strikes me as "roughly" noticeable:

- Living area including kitchen with 34 sqm feels very cramped to me
- Access to the utility room only through the kitchen unit? I find that suboptimal...
- A family of five plus the parents visiting once a month and at the same time only one 6 sqm bathroom seems borderline to me
- You want to prepare for old age on the ground floor, but at 80 do you really want to crawl up into the bed until you’re gasping when you finally reach the pillow? Why 2.80 meters wide?
- Budget?
- The "sports area" is interesting, please explain in more detail how you imagine it

However, the winter garden facing north seems to live up too much to its name.

Regarding details: have you considered a fire or similar incident, the front door and the one between the vestibule and hallway collide. The storage room needs a smaller door. Overall, however, the design is a workable basis. Maybe add a shed dormer over the stairs (?)

- You are right, the living area is not huge. Especially the living room area is not particularly large. I was also considering whether to extend the living room a bit towards the garage (and then shorten it). But I wanted to keep the outer line fairly simple (apart from the conservatory), as I read that this drives the costs up quite a bit.

- I have moved the access to the utility room as far as possible towards the lower side of the plan through the corner inside the utility room, in order to get the largest possible contiguous corner kitchen area. To the right of the door, I had planned freezer and food storage. I would place the fridge to the left of the door. I have attached the kitchen design once.

- Bathroom: I had hoped this would ease since there is also a shower on the ground floor and one bedroom is located on the ground floor. Otherwise, you could enlarge the bathroom upstairs towards the guest room. But then you can’t fit a wardrobe next to the bed anymore and the dormer is no longer in the middle of the house. Can you do that without it looking “crooked” aesthetically?

- Bed on the ground floor: so the bed is initially supposed to be 2.80 m wide, so that two adults and two children have plenty of space. It is even an advantage if there are walls on the right and left, because then no additional fall protection for the children needs to be provided there. When the children get older, the bed becomes smaller again. And with a 1.80 m bed, you still have about 55 cm of space on the left and right.

- Budget is really a difficult question. I had hoped to come to 350,000 € for everything except property purchase (i.e. including carport, outdoor facilities, floors, incidental construction costs, etc.). But a real financial plan is not yet in place.

- Sports area: My husband wants the sports area and it can also be used by the children later. At least the following should have space there: two rings on the ceiling (which currently hang in our 12 m² living room/office) and a climbing wall on the wall.

- Yes, the conservatory on the north side emerged there like that. I proceeded by first placing the carport in the south, so that the larger garden part is located in the south. This places the front door and hallway in the south, and for kitchen and dining area, the most space was simply in the north. One option would be to mirror the entire floor plan and choose a plot where I can place the garage on the upper side of the plan (i.e. on the right side from the street view).
- Oh, right, the doors collide. Then the door should rather open into the hallway. Or I just make an archway without a door.
- Yes, I would also find an additional window for the hallway on the upper floor useful. (I just couldn’t depict that in the program.) I was thinking more of a skylight because it’s cheaper? However, I don’t know how much difference that makes. Or do you mean the ceiling height is not enough and you would hit your head?
I am also not sure whether the four outer rooms on the upper floor are bright enough or whether skylights must still be added there too. Where possible, I have already planned transom windows below the regular windows.
