And since a standard house is certainly cheaper than a unique one, it will probably be option 1 for us.

Honestly, with this budget I don’t see any townhouse with the exterior dimensions of 9 x 9.6m at all. With 250 grand, maybe a gable roof is still possible – but even then it’s already tight. If it’s supposed to be two stories with 125m², one room upstairs has to be cut and the exterior dimensions reduced.

As said, for 125 with two bay windows and a corner window you can also get 140 (with a normal shower, without T, and of course without clinker).

Keep dreaming. We have both with a similar surface area. The gable roof came to about 17 grand – hip roof with truss 32 grand. In addition, with the two-story building, there are the little stones of the higher walls, which also all have to be bought, built, plastered, etc.

Here is an update and our current plan:

Ground floor:
The HAR is used only for the (heating) technology. The washing machine will be placed in the guest WC. The staircase is a U-shaped staircase.
