In the usage template, cut off on the left side of the image in #27, two full floors are permitted, a floor area ratio of 0.4 and a floor space index of 0.6 (multiplied by 638 sqm, so indeed not restrictive in that respect). But it is clear that there is a development plan - and one should take a closer look at it (and not only at the image part).

I consider your concern justified. Ceiling thickness or floor structure - the planner probably forgot one of the two in the calculation.

RFB 2.75 on the upper floor? How thick is your ceiling between ground floor and upper floor supposed to be? With RFB 0.00 on the ground floor, there won’t be much clear room height, or am I mistaken?
