It's a shame that you don't show the ground floor, that confuses many. Especially if the unpleasant entrance area is there now, if I understood that correctly. Something like that is quickly copied and the changes are drawn in by hand. I think the plan is good at first, except for the parents' bathroom. Not everything is immediately clear. Are there sloping ceilings in the attic? If so, how high is the knee wall and where is the 2-meter limit? Is the roof terrace "cast on"??? If so, what does the structural engineer say about that? I would also be interested in the water drainage of the kitchen. Unfortunately, the kitchen is particularly difficult to see. It would be best if you drew the cabinets in color. Are the windows on the exterior wall at the top of the plan already existing?

After a long time, I have understood the draft. Without knowledge of the basements? It is difficult to say much about it. In my opinion, the architect has implemented what you want. The entrance area can still be slightly improved. Is the best staircase a concrete staircase? Then I would install a partition wall two steps lower and provide a wardrobe there, since the descent is not desired.

Basically mirror the living room to get the stove/fireplace on the other side.

I would not wall up the window on the 1st floor.

I suspect that in the existing building the roof is not developed. A concrete ceiling will be added over the first floor with the roof terrace and then an attic with a flat roof. Although the 25 cm exterior walls rather suggest a wooden construction. SOMETHING like that, of course, the elevations and sections could clarify. It will not be cheap. I would be interested in the architect’s cost estimate. I guess about 450k.

I would not place the doors of the dressing room on the exterior wall. Then plan the bathroom accordingly. Mirror the bedroom.

How is the floor area ratio and parking space issue actually defined in the development plan? Also, the heating issue is interesting. What is planned there?
