That is of course particularly unfortunate that no light at all comes into the house from the south. So the goal is to bring as much light into the house as possible through the other windows. What is actually against a large window on the north above the kitchen countertop? With clever kitchen planning, the countertop can be extended into the window niche. You don’t need a windowsill and have more free space on the countertop. You just need to bring the window height, the upper edge of the finished floor, and the height of the base cabinets into harmony, but the effort is worth it. And kitchen wall cabinets are totally overrated anyway. That’s how we did it:

But that's not only because of your contract :D Nonsense, just post the thing. People here might be more interested in "normal" concerns and needs than often too much in fancy stuff.

Just to be sure: You're building without a basement, right?

If so, how is a utility room with 3.44 sqm supposed to work? According to the plan, the house connections will also go there.

This is what the ground floor plan looks like. Where the basement staircase would be, a small storage room is drawn under the stairs to the upper floor.

I don't think your plans are bad, and I've seen the bathroom like this in about 10 other current semi-detached and detached houses, so it can't be that bad.

The shower in this position in the bedroom wouldn't be for me, but with frosted glass, it might be quite okay.
With an extractor fan, you would definitely get the moisture under control.

Personally, I would make the kitchen narrower and enlarge the downstairs toilet and utility room.
In any case, make sure to install this door to the kitchen.

Overall, for 120 sqm, you have a lot of space in the rooms; we have less with 140 sqm, so at least space-wise, it's optimal :-)
