Hello everyone,

I am an avid reader and have already gathered many ideas and opinions from the forum.
We are currently planning a single-family house on a plot and I would like to get your opinion on the placement of the house as well as on the floor plan.

Who made the plan:
- Planner from a construction company / adapted production house
What do you especially like? Why? large utility room with separate door (dirt sluice), large pantry
What do you not like? Why?
Price estimate according to architect/planner: 400k
Personal price limit for the house, including equipment: 400k
Favored heating technology: air heat pump

If you have to do without, which details/extensions
- you can do without: pantry, separate door utility room
- you cannot do without: guest WC with shower

Why is the design the way it is now? e.g.
Standard design from the planner adapted because of large utility room

So, it is a standard design adapted to our wishes.
We have a dog and want to have 2 children. The house should fit this and should not be too big. We can do home office and if having children does not work out, these are just the workrooms or just one. If it works with the children, working in the small niche upstairs is planned.
Alternatively, a garden house is also to be built in the garden where home office can be done if necessary. Otherwise, I drive to work.

I am curious about your opinions and possibly improvement suggestions.
It is plot no. 9 (corner)

Hello, may I ask who the construction company is?
I am surprised that the walls are drawn with 30cm, but I don’t want to confuse you either.



The most important thing: the staircase seems short to me, but you can live with it.
There is no wardrobe! No closet where you can store clothes for 4 people for the whole year.
What for one is the desired dirt sluice, is for me the biggest planning mistake for a room that, besides 12 feet/paws and the technology, should also serve for laundry. You have to wash a lot twice there.
My first thought was: get rid of the pantry! However, if the pantry is used as a utility room, i.e. also for laundry, one can probably manage well with it.
The kitchen furniture needs to be adjusted: the counter is too narrow and also too long. The passage is therefore very narrow; you would constantly bump into the corner there.
That’s it quickly.

First of all, I have to praise the exemplary depiction of the integration into the property. Unfortunately, some dimension lines are cut off in the floor plans. What kind of prefab house is this supposed to be, which here has essentially been adapted concerning the utility room? – Name the provider and model. A 30 cm exterior wall might still be acceptable, it could, for example, be Town & Country, but I find the exclusively lightweight walls on the ground floor (at 6 cm!) quite odd; as well as the cabinet-depth installation wall. To me, a prefab house is a demonstrably functional design that has already made many buyers happy.

Okay, the company is called Dennert Massivhaus. These are modular houses in solid concrete construction.
Even more have now been created on the website.
The floor plans are relatively rigid because the module with the installation wall must always be in this position and the guest WC behind it (according to the consultant); otherwise, the walls are basically movable.
On the upper floor, everything is made of lightweight walls.

I was actually thinking of a wardrobe under the stairs. A picture from a recently built house. You can build something nicely underneath, can't you?
In the pantry, the washing machine and dryer. Does that work? Or should I completely remove the wall between the pantry and the utility room?

What do you mean by washing twice? The large utility room is built for that purpose, right? Dirty clothes go straight into the washing machine, simple. Take off shoes in there and that keeps the hallway clean.
