Hello everyone,
I am an avid reader and have already gathered many ideas and opinions from the forum.
We are currently planning a single-family house on a plot and I would like to get your opinion on the placement of the house as well as on the floor plan.
Bebauungsplan/Einschränkungen
Size of the plot 652 sqm
Slope no
Site coverage ratio 0.4
Floor area ratio 0.8
Building window, building line and boundary 3m
Edge development only garages and carport
Number of parking spaces 2
Number of floors max 2
Roof shape 0-48 degrees
Style single-family house
Orientation
Maximum heights/limits 6m wall and 9 total
Other requirements cistern
Anforderungen der Bauherren
Style, roof shape, building type gable or hipped roof
Basement, floors 1.5-2
Number of people, age 2 adults and potentially 2 children
Space requirements on ground floor, upper floor
Office: family use or home office? Both
Overnight guests per year
Open or closed architecture open
Conservative or modern construction open
Open kitchen, kitchen island open kitchen
Number of dining places 1
Fireplace no
Music/stereo wall no
Balcony, roof terrace no
Garage, carport yes
Useful garden, greenhouse possible
Further wishes/special features/daily routine, also reasons why this or that should or should not be the case
House design
Who made the plan:
- Planner from a construction company / adapted production house
What do you especially like? Why? large utility room with separate door (dirt sluice), large pantry
What do you not like? Why?
Price estimate according to architect/planner: 400k
Personal price limit for the house, including equipment: 400k
Favored heating technology: air heat pump
If you have to do without, which details/extensions
- you can do without: pantry, separate door utility room
- you cannot do without: guest WC with shower
Why is the design the way it is now? e.g.
Standard design from the planner adapted because of large utility room
So, it is a standard design adapted to our wishes.
We have a dog and want to have 2 children. The house should fit this and should not be too big. We can do home office and if having children does not work out, these are just the workrooms or just one. If it works with the children, working in the small niche upstairs is planned.
Alternatively, a garden house is also to be built in the garden where home office can be done if necessary. Otherwise, I drive to work.
I am curious about your opinions and possibly improvement suggestions.
It is plot no. 9 (corner)
