We come from the area and have only heard positive things from other builders and met with the building consultant. Ultimately, nothing is decided yet. But honestly, so far it was the best conversation in terms of feeling and also the best prepared documents.

Schwörerhaus, Albert, we also had conversations with a few smaller regional companies. The consultation and the feeling were bad.
It felt like "selling" and not openly informing. And even the documents here would not be sufficient for evaluation.

You are right, many other type houses fit our unspecific requirements.

Maybe I should just give myself a little more time to read into the matter.

The name Dennert Massivhaus, as a manufacturer of building materials / precast concrete parts / room modules, sounds good to me. However, I find the house models so incredibly generic that I have the feeling they were found while cleaning out an old cabinet and were bungled by an intern back then. Architecturally, it’s still okay; those who are “explicitly not fashion maniacs and/or individualists” might even find them more appealing than others. The office dog in its basket certainly wouldn’t lift a second eyelid for them. But with the interior walls of the ground floor, my mind pictures a Saporoshez in the carport.

Judged by the salespeople, you can hardly warm to most providers. And if you’re a complete layman, the documents are almost always too little to make sense of them. You probably need a consultant for that. From the Würzburg area, colleague Zink (between Dingolfing and Passau) is probably too far away for you; colleague Beuler would be in Nuremberg. I myself work a lot “remote,” but I only start appointments again from October (for 2025).

Colleague Beuler would be suitable in terms of location. So what exactly are the tasks that such a consultant performs? And what is the difference compared to a construction expert or certain architectural services?

I would also describe colleague Beuler as a building surveyor (for "finished" houses), his range of services is broad. He cooperates with architects (A Better Place), but which architectural services would you need?

Since we will probably take a standard house, we probably don't need an architect.

The plot can be more demanding than you, we haven't even talked about that yet. The "necessary" architectural services (i.e. the building application stuff) are a typical inclusive service of the "finished" house manufacturers and other general contractors.

Through his website or his YouTube or Instagram channel, he calls himself "Fertighausexperte".
