Floor plan and orientation of the house - your opinion on that?

Hello,

we have now been planning our house for about three quarters of a year. I had already put some plans up for discussion some time ago. We have now planned the house with an architect. We were so far along in the planning that we were just about to sign a contract with the architect and also before notarization. However, we have now found an alternative plot and will probably switch again.

The old plot was 825 sqm and was south-facing. A disadvantage of the plot was/is that it is located at a roundabout and the plot is therefore divided into a west and south garden (see ALT_Ansicht_3D). The building area itself is in a cul-de-sac, so not much traffic is to be expected here. Another disadvantage is that we have to register a right of way for the local water association in the southeast. In addition, the local building regulations were very strict, for example regarding the height of the hedge.

The new plot now has the following key data: Size of the plot: 912 sqm Floor area ratio 0.3 1 full floor Free view of the field to the west, although it is not excluded that the building area will be expanded to the west at some point. To the north a neighboring plot. Corner plot, with the street ending in the field to the south, so no through road. Roof shape: gable roof Style: country house Orientation: plot facing southwest.

We have now rotated and mirrored our original house and aligned it to the new plot in an east-west orientation. We like it very much. Do you see any disadvantages compared to the old plan or perhaps any suggestions that we have not yet thought of?

A few notes: The technical room (utility room) is only intended for heating, washing machine, dryer and, if there is space, for the electrical distribution. The pantry was intended on the one hand as a larder and on the other hand as a kind of airlock through which you can quickly go out into the garden without having to go through the living room or kitchen. In the new plan we would have the advantage of using the technical room as a passage to the garage.

Hello, well I find the floor plan quite good, but I thought the walk-in closet was better positioned in the old floor plan. Go through the morning routine. You get up and sneak to the walk-in closet so you don’t wake your partner, but then you have to go back through the bedroom from the walk-in closet to get to the bathroom, then maybe you forgot a pair of socks and have to go back through the bedroom to the walk-in closet and then back through the bedroom again... The problem is of course a personal feeling and depends on your habits.

Do you think you have enough storage space in the utility room? You’re building without a basement, right? Or do you want to store most of it in the attic (strangely enough, quite a lot of stuff always tends to accumulate with us) because the small storage room on the upper floor is probably only meant for cleaning supplies, right?

Where do you want to hang your laundry? There’s no space for that in the technical room and the utility room, and outside is only possible in good weather. Do you really want to have your laundry drying in the living/dining area?

I don’t know how restricted you are by the size (budget?), but I would also miss a room for a PC and documents.

I'm glad that someone finally responded. Thank you. Regarding the door to the dressing room, I agree with you. However, if you put it directly to the dressing room, you lose a wall where a wardrobe could potentially be placed. We need to think again about what is more important to us here. Yes, we are building without a basement. We only wanted to put the heating, washing machine, and dryer in the utility room. A drying rack would still have to fit in there; I might have to measure that again. However, you probably wouldn't be able to move around in the utility room then either. In the laundry/pantry room, on the one hand, supplies should be able to be stored, and also other household stuff. In addition, it should be a kind of airlock with a small sink when coming in from the garden. You don't have to carry the dirt through the whole living room. Since the second child isn't here yet, we will initially use the second children's room as an office and guest room. The plan is to eventually convert the attic. Regarding our budget, we already have a limit that we have pretty much reached. In principle, I wouldn't mind a bigger house; it's always a compromise somewhere.

I don't like the wardrobe that much - if you mingle with several people it might get tight. Otherwise, a question: are there columns drawn next to the stairs? I don't find the access to the dressing room on the upper floor good - I also question the window to the hallway (maybe you don't want the son's friend to see you trying something on). Otherwise: how high is the knee wall? How high are the clear ceiling heights? Stair rise? Views might also be interesting.

ypg, you totally forgot to criticize that there is no direct access from the hallway to the kitchen?
This makes the house almost uninhabitable now... or something...
