Floor plan: A life in the dream or nightmare house?

[*]The shared balcony with the children in the front is a great feature. Maybe you could include some privacy plants.

Cost optimization for construction is done differently, but you probably know that yourself.

What budget are we talking about? Why pantry and laundry on the ground floor when there is a basement? Should the roofs be built as drawn?

I'll ask what is located to the west in the 3-story building that makes you block off the entire terrace like this and be afraid of side windows. Do you walk around naked all day that you fear prying eyes because of this? Do the tenants feel the same? "Oh dear, now someone wants to build there – they'll be constantly staring into our windows" :cool:

Regarding the design: the shared balcony for children and parents with panoramic windows truly holds more interesting stories for the breakfast table ;)
The flat roof or the annex/garage has a massive presence that does not harmonize with the 2-story structure. The house seems to be tipping, the entrance front camouflages itself with an industrial warehouse look.

The 3D model does not match the drawings?!

With the courtyard entrance, roof overhang, and lavish terrace, more than enough is sealed, right?
Overall, I miss balance.

Where do you think we could optimize the most?

We would estimate between 400 - 500K.
