House design
Planning comes from a planner of a construction company
What we especially like is the room layout on the upper floor. All bedrooms have a wide view over the meadow.

In the plan, the 3-story neighboring house is drawn in gray on the east side. The terrace is supposed to provide privacy from that, which is quite given by the 2.5 m deep balcony. However, we are not sure whether the kitchen and living room will be too dark, as not much sunlight will reach these rooms. Possibly the problem with privacy/wind protection/light could also be solved with an L-shape (see pencil sketch as example).

Could do without the relatively large parents’ bedroom, the children’s bathroom is also somewhat large.
Could not do without: privacy- and wind-protected terrace, office (home office), passage from garage, laundry on the ground floor, equally sized children’s rooms, two bathrooms, large dining/living area

Why did the design turn out as it is now?

Due to own wishes, input from the planner, and examples from magazines.

What makes it particularly good or bad in your eyes?
The rooms are located on the floors and in the directions as desired. To the west of the kitchen there is a row of cupboards, of which we are not really sure yet how to use this corner (any tips very welcome). It is probably a bit too far from the kitchen to install oven, etc. there.

What is the most important/basic question about the floor plan summarized in 130 characters?

We would like feedback on the entire floor plan. We are especially interested in:

[*]Variant 1 or Variant 2 (pencil sketch)

Well, all the must-haves of 2021 are included there. But what I don’t understand – there is a parents' bathroom but no children's bathroom? And I don’t see any spatial separation from the children's rooms either?

At first glance, it looks clear and tidy, which could also be related to the presentation style that I find pleasant. On the ground floor, I don’t like that the WC is practically in the middle of the living area; I would rather place it in the entrance area. The hallway itself is generously sized at almost 19 sqm but in my opinion difficult to furnish. Additionally, the often preferred access to the garage is something I would definitely omit, also because it takes up a lot of space. I don’t particularly like the straight staircase, especially in this position. The two doors to the bedroom and bathroom almost clash with each other, which feels unpleasant. You go through the first door and are practically standing like in an airlock to the bathroom. We recently had a similar setup with the bed in front of a half-height wall. However, in that case the access to the bathroom was framed by your currently planned wardrobe wall of 1m width, practically surrounded by wardrobes. Otherwise, the plan still needs correct measurements for the table, sofa, passages, fireplace, etc., as that is often where the problem lies.

What budget are we talking about?
Why food and laundry on the ground floor when there is a basement?
Should the roofs be built as drawn?

But there is a children's bathroom and spatial separation after all. Take another look? I'm wondering what lies to the west in the three-story building, that the whole terrace is blocked off like this and there's fear of side windows. Do you walk around naked all day that you're afraid of curious looks because of this? I wonder if the tenants feel the same? "Oh dear, now someone wants to build there - they'll be constantly peeking into our windows" About the design: the shared balcony for children and parents with panoramic windows really holds more interesting stories for the breakfast table ;) The flat roof or extension/garage has a massive presence that does not harmonize with the two-story building body. The house seems to be tipping, the entrance front disguises itself with an industrial hall look. The 3D does not match the drawings?! The roof lies on the upper floor and seems to crush it. This may be because of the too large overhang, but also due to the rather low roof pitch. Personally, I find the windows a bit boring. Almost only windows on the south side, none on the east and west. They do nothing for the comfort in sleeping rooms: it becomes disproportionately hot in the summer months, and cross-ventilation is impossible. However, it gives a good cave-like character. The open space is estimated to be 5 meters wide. I consider that too narrow for the kitchen layout: there is actually only space for a corner bench. If there is a wish for a freestanding table, then the room is tight. Tall cabinets are too far away and the traffic routes cross and interfere. Is the storage room also a pantry? Then the fireplace is in the wrong place. The bathroom upstairs is too small for a T. The door can go. Nevertheless, I like the upper floor because it is clearly divided. A bit more play with the windows and it's good... Maybe also two balcony dividers like in a hotel ;) ... was a joke :D With the courtyard driveway, roof overhang, and generous terrace, there is more than enough sealed area, right? Overall, I miss balance.

I can't quite decide what I should find more terrifying: 1) the building "concept" with the extreme displacement of the two floors with a chalet half on a flat-roof bungalow and half in the air above, or 2) my déjà vu with an almost unrecognizably idiosyncratic interpretation of a Bien-Zenker M165 Wuppertal by
