Floor plan 161m² - Have we missed something?

I find all the comments here very sensible, I would only add that if I were you, I would plan for a larger dressing room. If necessary, take a little space from somewhere else. When you live there with 4 people at the latest, that will also be your space to get ready in peace in the morning. If you can also find space for a mirror and a window there, then you automatically have enough room in front of the wardrobes. For example, we planned 2.25×5m. It currently looks like the perfect size in the shell construction. This way, the woman can also fit a small table for makeup items, etc. in there.

I can't say much about the floor plan. But don't let anyone talk you out of the fireplace. Especially in a house with a slow floor heating system, it is worth its weight in gold. The heating is generally set to 20 to 21 degrees and in the evening you add the fireplace to make it cozy and warm. You can place the freezer sideways in the pantry, then the doors will also fit. Although it would be more space-saving to have the pantry large enough for the freezer to be against the long wall and still have the door open. We also have a small pantry and I wouldn't want to miss it. The freezer isn't in there, but partly supplies. I buy them when they are on sale and definitely don't want to go shopping six days a week.

With dressing tables, it is like with washing machines and dryers: the location is either convenient or suboptimal.

I currently live in a KFW55 apartment and I feel more warm than cold in winter. Last winter we had the heating on maybe for a month. With a fireplace, we would have overheated completely. So if you’re not absolute freezing types, a fireplace in a passive house is absolutely overkill. 21 degrees in a super well-insulated house is pleasantly warm.

I always wonder what "cozy and warm" means? When I saddle up at 21°C, I'm sitting there "cozy" in the sweat of my brow. Who wants to hang out in the living room at 24°C?

That's exactly how it is. I miss a fireplace in our new house as little as possible. Maybe you'd rather invest the money in a screen that shows a crackling fire loop if needed. ;) No, seriously, if you want a fireplace, you can have a fireplace (at least for now). Regarding the floor plan, I agree with the previous speakers, it's very narrow and uncomfortable. Do you really need this mega office or would something smaller also work?
