What does "Elk 138" mean then; are they supposed to be built with or were they only donors of inspiration?
Where does the idea of placement with the elongated house, not indexed by the property (and in general: a terraced end/semi-detached house floor plan as the core of a detached house) come from?

I see very many corners and very many disproportionate rooms. Where are you planning to eat? Will the wardrobe go under the stairs, or what was your idea? Especially with visitors, a missing wardrobe is difficult. The toilet didn’t even get a window, but the toilet door opens into the entrance door, which is impractical. Upstairs you have a huge expansive hallway of almost 26m², while the bedroom has to make do with 10.4m², which will make the bedroom look small despite the dressing area. The drainage of the utility room from above runs directly through the living room, conveniently right by the sofa. At least you hear the machine pumping out and finishing when watching TV. The "Einliegerwohnung" is very special, the "kitchen" there is practically not furnishable or usable, as is the entrance area and a whole 4.6m² small. The living/sleeping room there is also too small except as a studio flat, after all both doors also open inward. Without wanting to offend you: a lot more is possible (even with a narrow house)... I recommend you have someone plan who can do that...

I'm sorry, but I can't find anything I like or anything that is well done.

With the shed in the south, the rooms on the ground floor hardly get any light – only in the morning.

What are you planning to do with the [Einliegerwohnung]? You need to create more parking spaces for it.

A house like this will be very difficult to sell, maybe you don't care about that. But I wouldn't make the access to the bathroom on the upper floor through the bedroom. That way, the office can never be used as a second bedroom.

I think you really need to start all over again.

Morning :)


That is a basic floor plan we found a few days ago. We have to start anew anyway.

To the north, there is quite a busy road along the property and opposite there is a settlement with apartment buildings. The idea is to shield everything more on that side.



That is yet to come :) I posted this here precisely to raise questions. Your points are noted!

The granny flat is actually just an office and a place where you can put guests up.

The resale aspect is indeed an issue. Noted!
