Fixed interest rate for the entire term or only 10 years?

I will now throw a completely standard full repayment loan over 30 years into the room. Current interest rate between 1.50% and 1.55% (I will calculate with 1.55%) and thus €122,000 interest = costs in 30 years. That immediately rules out the building savings contract = Your variant 2 at the beginning. As so often, the building savings contract is more expensive...

Ok sorry, I was told differently and I haven’t gotten any other information from the KfW. But reading the numbers like this, I’m not worried either. And as I said, if we don’t get any, it doesn’t matter. The construction does not depend on it, nor does the financing. Thanks for the important info.

Personally, I would go for 10 years. But I am afraid that the interest rate in 10 years will really be as high as the gentleman from Allianz suspects.

I checked it again. These numbers are exactly as shown in Allianz’s calculation.

Yes, €500 are being saved so that it is eligible for allocation after 28 years.

We will only have special repayments in 15–20 years if we inherit something. Therefore, we are not thinking about that at all.

Who offers such a thing? Allianz charges 1.8% for a 30-year fixed interest rate with 20% equity.

Go to a broker. You can also get such a rate from, for example, a Volksbank. Ultimately, it also depends on the valuation of the property and your creditworthiness – I have assumed 80% loan-to-value from you. At 1.60% it is €127,000 interest At 1.70% it is €135,000 interest At 1.80% it is €144,000 interest Interest-free periods and partial disbursements of the loan naturally change the interest burden. P.S. I calculated with act/360 because that is the only way I complete deals. With 30/360, the interest is easily €2,000 less.
