What we currently still have,

Total costs €407,304.80

Financing requirement amounts to €357,500

Allianz Leben - €257,500 - 30 years fixed interest rate - 2.58 / 2.64% - €1,049.31 monthly
KFW - €100,000 - 20 years - 1.25 / 1.27% - €342.73 monthly

Together then €1,392.04 monthly. A bit too much.

After 29 years and 2 months remaining debt at €0

30 years is exaggerated. What is there for 20 years? 1.7%?

If you want and can pay off something quickly, then split the loan. Amount X for 10 years and Amount Y for 20 years.

305er, but you are comparing apples and oranges!

Of course, the offer with the annuity loan runs longer. With 30 years of fixed interest, you have also chosen the highest security, but also the most expensive product. In addition, after 20 years, the KFW component ends or the manageable remaining debt from it is refinanced. This results in an overall lower monthly rate from year 20 onwards. Or the Allianz loan's amortization is increased accordingly - but then you will not end up with a 29-year term, but finish faster.

In contrast, there is a construct with the building savings contract, which costs €1265.55 per month in the first 10 years, then €1654.55 per month from year 11 onwards.
That you will finish faster is clear. But this is not due to the building savings contract, but because of the significantly higher monthly rate from year 11 onwards.
Moreover, you accept that after 20 years a remaining debt from the KFW component still exists. So one cannot really speak of being "finished" in that regard.

In this respect, your two financing proposals are completely unsuitable for comparison with each other.

30 years exaggerated? I don't think so. Who knows what tomorrow will bring? Will the Euro still exist in 20 years? Won't interest rates maybe be extremely high again at 6-7%??

Nobody knows, so we'd better be safe
