In my experience, DEVK has credit-score-independent interest rates. Take a look at biallo.de in the mortgage calculator; you can find them there. The values there are current and accurate (unlike, for example, Allianz or HVB, where I always got different results than the current values available online).

As far as I know, the Schufa inquiries or credit checks in the context of real estate loans do not have a negative impact on your Schufa score or anything like that. For us, the inquiry was done quickly in between while we were having the conversation in which we signed the official loan application with the negotiated terms... it was a matter of 2 minutes and before and after that, Schufa was never mentioned again. Is there something negative to expect on your end, or why are you worried? It really shouldn’t be a big deal.

The Schufa entries are completely normal for us. What matters to me is that I can imagine that banks might view it negatively if they see inquiries from other financiers in the Schufa. It is absolutely okay for us that a Schufa check is done. However, I would prefer this to be done only once I know the final interest rates. If the previously mentioned rates were just teaser offers, we would rather finance through another bank in case of a higher interest rate adjustment.

Has anyone here in the forum taken out a construction loan through DEVK and can write something about it? I can't find a single post about it via search engines. That seems a bit strange to me.

Banks conduct so-called Konditionsanfragen when reviewing mortgage loans, and these are schufawertneutral; moreover, banks can only see these inquiries for 11 days.

They do not have a negative impact, and I don't see how you would come to think that all banks assume you are only requesting a condition/offer from the respective bank.

If they do see this, then the bank should actually offer you an even better deal and not, as is often the case, first present a poor offer in order to improve it later because you question the bank's offer with a significantly better offer.

For me, there is no reason not to sign with DEVK if the conditions and terms fit, especially since insurance companies like Allianz, Ergo, AXA, Unversa, and Hannobersche always have the best offers for terms of 20 years or more.
