O.K., the individual measurements are missing. But in the "house fact sheet," which is available as a *.pdf, at least the external dimensions are given: 7.88 m x 9.88 m. Inside, with a 36.5 cm external wall and subtracting internal and external plaster, there is still about 7.1 x 9.1 m.

Ah, ok. Well, what some consider a large bathroom, opinions do vary. I thought with our 10m² for two of us, it’s rather a small bathroom.

I do believe that Town & Country is not lying. They are known for affordable building. I find that okay, even if the quality wouldn’t be my choice.

But the room sizes are just tiny. Utility room/HAR 5m². Well, cheers to that. There’s also no garage for strollers, tricycles, and such. The third kids’ room is more of a storage cupboard than a room. It will be tight for five people.

Especially since you would then have to turn the bedroom with the work corner in the dormer into two rooms...

It’s possible, but then only a tiny wardrobe fits in the bedroom again, which you also bump into when entering:

Maybe it’s better to put a 45° wall with a door into the bedroom.
Well, what remains as a "study room" for child 3? Maybe 8 or 9 m²?

So at point 5, the Lichthaus 121 becomes very/too cramped, I have to agree with the others there. There are also several houses from Town & Country in the range of 140-150 sqm. Maybe take a look there instead.

Sorry, but where exactly is the living factor at point 5.! I would call it spoiling if, due to lack of space, the washing machine is in the kitchen and you have to cook lunch for the little one among the laundry. The kids’ printer later stands next to the TV beside the two drying racks or is retired to the bathtub, where then a worktop on the tub creates storage space. I've seen all that already!!!! There’s nothing like
