But you must have really good creditworthiness. Otherwise, 100% of the purchase price (or rather 110-120% loan-to-value) is rather unrealistic. It depends on how the bank evaluates the renovation.

The data of the house was requested by the broker, so I think the offers or conditions take this into account.

We have a household net income of €6,500, my wife is a civil servant. We pay the high loan-to-value ratio with the interest rate of 4%.

Schrag no longer exists, but there are still spare parts and currently also new burners. It is difficult to replace such a heating system. and even less so if you live in it. Facade insulation is never financially worthwhile, especially if the plaster is in good condition.

Correct. My uncle is a heating engineer and he said I should leave the heating system as it is. At some point, it could be replaced by a LLWP or the ventilation shafts could be used for laying water pipes, provided it then becomes a water-based system (with radiators). The parquet flooring in the house is 8 years old, so it makes little sense to tear everything up now for underfloor heating, and the walls/ceilings are also new.

Has this only been the case recently? We bought a house in 2022 and didn't put in any equity at all, but it was only about a 259k loan amount. However, the valuation of the house was lower than that.
