I also tend to find that a bit too big. Both in terms of space (do you really need 187 sqm for 3 people?) and financially. Even if a relatively generous buffer is planned, I also think you are aiming very high there. I also have doubts about the cost breakdown. The first thing you look at is the car, and 58€ for leasing seems optimistically calculated? My tip: Build 30-40 sqm smaller, then a lot of costs will go down and the financing will shift significantly towards reasonable.

Fits. Even with the woman working part-time. Costs estimated very high. Prepayment p.a. is quite low, maybe renegotiate that.

I would build the whole house significantly smaller and thus reduce the costs. Basically, it should be possible with the incomes and especially with the potential increase from the woman as well. Probably would repay at a higher rate due to the somewhat advanced age.

That is not calculated too optimistically. It is a hybrid lease Corsa, whose BAFA subsidy served as a down payment. After the lease expires, I will continue to drive my mother's Astra.

Alright, it's your money. It was just meant as a well-intentioned tip. It usually gets expensive when something has to go to the landfill. It was merely meant as a hint that you could avoid/reduce costs there. Not that you end up paying twice if you later need soil and have to buy it while the previously available soil was expensively deposited.

Alright...
Interest rates are already high despite a good equity ratio. Apparently, the bank also sees high costs with a low final value.
Of course, this could also be due to the current uncertain situation.

Why a 20-year fixed interest period? Maybe it’s harder to arrange follow-up financing so close to retirement? What do the bankers here say about that?

Have you already been to other banks?
The special repayment of < 1% is already unusual.
