If the parents are happy to give, then that's how it is. Envy is not appropriate, dear Ypg*in. ;)

So I understand it, he has now calculated two options for you here.

Option 1 is:
- 100k loan on the parents' house for capital procurement (Screenshot 3)
- 374k loan on the house to be purchased (Screenshot 1)

Option 2 is:
- 200k loan on the parents' house for capital procurement (Screenshot 4)
- 274k loan on the house to be purchased (Screenshot 2)

To see how much you have to pay monthly, you just have to add up the installments accordingly. For some reason, one loan is set to a quarterly payment, but that might have been a mistake.

Thank you mayglow,
are we not also entitled to such a 100k loan from KFW just by purchasing the house?
The idea being: we buy the house and take out a loan with Hypovereinsbank and for the renovation costs that are due, we use a KfW loan. Quite simple - isn’t that possible?!
I do not see any added value from obtaining equity through the parents' house.

I could just guess and say that your creditworthiness as well as the value of the house to be purchased are not good enough to provide only the new house as collateral. I (am a real estate banker myself) wouldn't do it either.

No offense.

And yet, the parents' house could be contractually secured as collateral, but the financing without any equity loan for this very house, right? In other words: a large loan for the house to be purchased and a small loan for the renovations of the house to be purchased. Isn't that so?

What does that have to do with envy? I am not involved, but it very likely concerns property that the parents had to work for and that is their retirement provision. You are apparently the only one who finds that silly.
