Are you expecting a 100k EUR inheritance? And what if someone has to go into a nursing home? 100k disappears in such a case faster than you can blink.
A financing based on a follow-up financing, which is based on an inheritance expected in 10 years...

Is that a joke or what?

You have 5,000 EUR net and only 30,000 EUR in savings at 35? Another joke?

Civil servant with a child who is three years old. Without much thought, I can think of a dozen scenarios why one would still have saved only 30,000€ with this income.

It is correct that you should not plan with something that has not yet occurred. A very long term would be serious. Whether you are a civil servant or not. If the inheritance comes, you can always make special repayments or redeem the loan free of charge after 10.5 years according to the Building Code and continue financing reduced by the inheritance.

When family planning is complete, the second parent can also start working more for the home in the foreseeable future to increase the repayment in a few years.

Or work more to finance the remaining financial wishes after the first few years ;)

A lot has already been written. Questions I still have – you gave the advisor the key data of the property. What reference value did he come up with for a loan inquiry using his evaluation tools? You should ask him that. In other words, is the price okay from the bank’s perspective or rather overpriced? How high is the standard land value for the 700m² plot? You can research that online. If you make progress on the financing side (without equity and without additional collateral possibly very difficult currently), you should definitely work with an expert for a prefabricated house from 1980, especially regarding potential pollutants I would clarify everything in advance in case the sellers don’t have anything available yet.

Anyone who cannot save anything from €5,000 net will generally not want to make sacrifices for homeownership. Especially with children, they cost more the older they get, not less.

Wait longer and save equity. Anything else is a gamble.
