And with such good industry, there are still such cheap houses? We had/have that dream too, so I understand you. If you are willing to give up a lot of other things for it, then it also becomes easier accordingly. Starting to look doesn’t hurt, without time pressure looking is more pleasant anyway.

I think the tip about the apartment is good. But of course, it doesn’t make sense if you really want to build in 2 years. An apartment for 2 years is not worthwhile with the incidental purchase costs.

First finding a good job would probably be a good first step. You could also get advice on what the bank would currently give you as a loan. For me, 400k would currently be the limit for you.

Otherwise, regarding "who builds everything," that is definitely different in our new development area. Here, the vast majority are doctors, lawyers, engineers, teachers, successful self-employed people, or similar. But of course, it can look different in other areas.

But then plots of land, construction prices, and (existing) properties must also be correspondingly expensive. This pushes your dream far into the distance for now, because for 120k you might get a building plot in the countryside, but not in stronger industrial regions. Here you'd better calculate with 200k+...

Sorry. It was not meant to be personal in any way. I just wanted to point out generally that one could find out directly how one stands financially from the bank's perspective. If then a large part of these are in the red, that should at least give one something to think about.

I find the idea of saving directly with high installments for the property charming. It doesn’t help at the bank; the tangible asset will probably remain or increase.

It also doesn’t hurt to delve deeper into the market and weigh what you want. We eventually went from “renovating an old building” through “architect-designed semi-detached house” to “standard terraced house” (which 99% of the readers here would probably never move into, no matter what). Simply because the prices for the first option were so exorbitantly high, we also felt we didn’t know enough about the matter, and with a child, proximity to grandma and grandpa ultimately tipped the scales in favor of the last one.
The prices looked quite different then and also allow us to still work part-time with a child.
One must not forget this either: having a child is wonderful but expensive, and priorities shift quite a bit. I’m quite glad the child came first and not the property.

Do I understand correctly that everything is still fictional? You have no plot of land, but you do have illusions

If you only start looking for a plot of land next year, then maybe you will only build in 2025... by then these prices probably won’t exist anymore... The funny thing is that you are calculating with current residential programs, interest rates etc. – but that doesn’t work. Factually that is also inconsistent.


That means: you are not saving for a new car? Loan is listed further down at 100€... how long will the car loan be paid? And when a new one is needed? How then will you pay?

Your cost breakdown was thrown together in half a day. In most positions there is nothing entered. There is a discrepancy between expenses and savings amount! Keep a household book this year with every expense, even the 30-cent bread roll.

No, and that’s why very few build under 30. It is no shame to first find yourself professionally. If you are now also looking for a new job at the same time, then you are putting yourselves under pressure: find a plot here, but a job offer there... that won’t work.
Therefore:
-Household book
-Save, save, save
-New job
-Then look for home there
