So yes, you are right, 450,000 T€ are planned and yes, currently still 4,000€ net. But I have further educated myself so that I have ensured that my income will grow in the next few years. But I wonder, if I start as early as possible, then I will also be finished earlier. I have calculated it. With the loan from the KfW with funding for a KfW55 NH or EE house with a subsidy of €26,250, I pay off over 30 years. Then there are 394€ more available monthly. With the loan for the plot from the KfW, I pay off over 24 years, then another 390€ more per month remain, and thus I could easily repay special repayments at my house bank. Monthly costs for the loan installments would be 1241€.

Calculate roughly (so that you are done in 30 years) with 4% annuity. That is then €1,500 monthly. Plus another €300-400 incidental costs for the house, thus €1,800-1,900 "warm rent".
Calculable in terms of numbers. BUT, what happens if one or more children arrive? If planned salary increases do not materialize? If the house turns out to be a bit more expensive?
No one can take the decision away from you, but it would be too early for me.

My suggestion: look for and buy land. Brutally high rate and repay as much as possible. In 3-4 years (when the salary has grown and maybe the desire for children is clearer), start building with a (almost) paid-off plot.

Yes, you can do that, but don't the prices increase enormously?
So that over the years I lose more than I save?
The thing with the [Grundstück] is a good idea.
But in the forum, it sounds like only rich people can afford a house, but looking at who all builds a house, I really can't imagine that.

Here in the forum you find all types of people. Thrifty, cautious, risk-taking, consumption-oriented... Very realistically, only you yourselves could answer the question. Can you also manage the payment if you have children someday? Calculate that realistically. I also think the option of buying land first makes sense, especially since building land is exploding in price. Building too, but not as much as the land.

Yes, as I said, there is still a bit of time :) But it is my lifelong dream to build my own house and no one will stop me from that. That’s why I have also continued my education so that my income can keep rising. I have spent so many days dealing with the topic of house construction. That’s why we will start searching for the plot next year; I have read so often that some have searched for up to 2 years. :/

That's true, if you're lucky you only search for two years. We searched for 3 years without success. Meanwhile, we are waiting for the notary appointment for our 2012 existing property. I never wanted that before, I always wanted to build, but by now I find this path fits us better. On the topic: a 500K loan with 4,000€ net income would be too tight for me as well. Take the advice about the land into account. You should be able to pay off 96K in 4 years. And when you then go into the building selection, the equity is there and you are already further ahead in life.
