320k€ after 15 years of inflation are not incredibly tragic. And in addition to the special repayment, you can also save a little in ETFs so that you don't have to finance all of the 320k further. With that income, quite a bit is possible, and you can still live quite decently.

Hello, Hello, with that income and the possibility of "high special repayments" I would fix the interest rate for the entire term. Then you don't have to worry about it anymore and can take advantage of the "good net income". What I would check is whether you can actually have the house "built" within 20 months in the current situation, because if not, any interest advantage may quickly be lost as availability interest will become due.

I would inquire with common brokers and a longer fixed interest period. In the end, every bank is replaceable and is defined by the conditions.

Did you ultimately accept the offer? I think it’s great, especially the 20 months without commitment fees. We only had 12 months (actually a little more than 11 months because the contract issuance took some time). Due to delays in the building permit, we started construction 4 months later than expected and had drawn only just under half of the loan when the commitment fees began. Now with 0.25% per month, that’s quite a sum for us… the financing advisor told us that 12 months is usual…

Hello. Yes, we have accepted the offer and are very happy about it in view of rising interest rates. Especially since we do not have to submit invoices. Only after completion does an employee come and check whether the house was built approximately within the calculated costs. If after 20 months we have not yet drawn down the loan amount, we can also do so without proof to avoid commitment fees.

That is great, unfortunately, that is not possible for us because receipts must be submitted. It is an important point to consider. Congratulations on the contract, the conditions are really good!
