Financing a single-family house approx. 450k - How to implement?

Maybe I should express myself differently, yes it is probably possible somehow but it raises false hopes. Construction costs are twice as expensive in the wealthy federal states, solely because of labor wages.

For your 250, we only got the shell with some plaster, nothing else. And we built with individually contracted craftsmen outside the city, compared many prices including with friends.

You can also get a car, for example a Lada, for a fraction of a Mercedes. So a house for 250 is probably possible too.

With the income of the OP, however, I do not assume a Lada.

And as if the first post wasn’t cheeky enough, here comes another one on top of it, right? That really annoys me, especially because I point out the need to differentiate and then another blanket statement comes along.

If you take the trouble and glance “to the left,” under my nickname you’ll see the construction site is BW. So, and now?
And now your worldview is about to completely collapse: no laminate in the house, but mainly vinyl. What now? (and even if... a matter of taste!)

In addition, a (slightly) price-driving green flat roof, fireplace, lift-and-slide patio door, two bathrooms, 156 sqm, and much more (see my floor plan thread), 50 minutes south of Stuttgart, with a bricklayer whose order books are full.
For under 290,000 to be exact.

Again, cautioning and warning is one thing, your blanket statements are another. They’re simply nonsense and unnecessarily unsettle the questioner.
To that I want to say: be brave!

With us (we have a fixed price) the price for a 197sqm house including base slab with a combined gas air-water heat pump, electric shutters, walk-in showers in 2 of 3 bathrooms and only brand products is currently 273,000. Additionally, floors and wall coverings are added inside the house, except for the bathrooms. We estimate around 20,000 for that. The bathrooms are completely finished except for shower walls and are already included in the 273,000. Construction is done with a general contractor and exclusively local companies.

Additionally, we get a fireplace (5,300 including installation) and electrical upgrades (2,500). Earthworks, garage (7,000), garden and incidental costs of course still apply.

Oh, but we very consciously gave up all sorts of things like a bay window, a special bathtub, or so. And we stuck to the standard for almost everything.

Apples and pears are familiar, right? When I talk about a double garage, it costs 35,000 compared to a single garage with 7,000. It’s the same with the house, that’s why you’re right, flat-rate pricing doesn’t make sense.

Hello Bookstar,

all in all, based on what you said, I rather get the feeling that you made a bad deal. For 360k (all-in, without land and taxes etc.) I had a nice little house built with 200 sqm of living space plus a double garage. Completely clad in brick, including the garage. All building materials from the top shelf, from granite floors and oak parquet to Jacobi Avantgarde roof tiles. Complete Cat7 wiring, front door with all the bells and whistles, Harz underroof, electric shutters everywhere (powder-coated aluminum, not plastic), large windows, large showers, 190 cm bathtub, 3x 120 cm washbasins, built-in fittings, all at least Keuco, underfloor heating, good wallpaper, expensive tiles, etc. Is the house for you a pear or an apple? Of course, I know that there are bigger apples and special pears.

I didn’t build in BW or BY, but I work myself on industrial construction sites and know that the hourly rates of masons, tilers, and electricians do not differ that much and that the order books are also full at the Mecklenburg Lake District or in North Frisia. An underlay membrane costs as much at Würth in Munich as in Görlitz. If you had a medium-sized shell structure built for 250k, unfortunately, that is a poor benchmark.
