Financing a single-family house approx. 450k - How to implement?

I wonder how anyone can make such sweeping, definitive statements here and find it absolutely wrong to do so. Warning and advising is one thing, but presenting things as irrefutable facts while others experience otherwise, I find unhelpful.

We are building without a cellar and are under 300,000 euros... so what now?
Just try to argue a bit more nuanced.

We would also leave out the basement. It might be that in 10 years you regret it, but oh well.

I also don’t need a kitchen made specifically for you. Ikea is the magic word. They just plan in such a way that 80 cm cabinets fit. Done.

Now we just bought a new kitchen. It will simply be rebuilt.

-Floor coverings
-Gutter
-Drain pipes
-If necessary, also cover the roof
(But that’s not exactly something I would like to do)
-Interior paint
-Earthworks maybe with a mini excavator
-Photovoltaic panels
-Lighting system
-Gardening

What else could one do by oneself?

I actually trained as a roofer and metalworker.

Is it advisable to perhaps plan a one-room granny flat?

Because if I calculate it roughly, if our rent stays the same. I end up at €468,000 in 30 years. That it stays at this level is unlikely. And then when you retire you still have nothing.

In the East, of course, I can build for that money, but not in BY or BW. Probably more than laminate flooring is not possible then.

Now it gets interesting. 160 sqm single-family house with a basement, I would say normal equipment and 260k € in BW. And now? The construction costs are not so much more expensive that you have to assume almost double. But I agree with you about the plot, it is usually really much more expensive in the West.

And what do you have against laminate? I love our laminate.
