Feedback on the planned floor plan approximately 9x8m

Hello everyone,

after I have already read a lot of interesting and instructive things in the forum, I would now like to present my concrete project here for discussion. I look forward to your feedback!

But first the obligatory list of questions:

Development plan/restrictions
size of the plot ~190m^2
number of parking spaces 2
number of floors 3
roof shape flat roof
style modern
orientation south
further specifications outer shell as shown in the pictures

Client requirements
basement, floors with basement 1
number of people, age 4 (34, 36, 4, 7)
open kitchen, kitchen island no
number of dining places 4 expandable to 8-10

House design
who designed it: architect of the developer
what do you particularly like? much more space than the current apartment ;-)
what do you not like? no pantry next to the kitchen
personal price limit for the house, incl. equipment: ~60k EUR for extras/special requests

If you have to give up, on which details/extensions
-can you give up:
-can you not give up: closed kitchen

Further details:
- the sectional system of the side view is not quite correct because we have a balcony on the entire width on the left side (i.e. south)
- all windows to the south are floor-to-ceiling (see side views)
- basement: hobby room will be equipped with heating. Utility room will be prepared for radiator.
- a sliding door is planned between kitchen and living room

What I’m especially interested in now:
- what would you do differently because it is e.g. impractical from your own experience
- could you squeeze a pantry somewhere next to the kitchen? (without sacrificing the cloakroom or the dining area with the corner bench in the kitchen)

Difficult... many details that would give me slight stomach aches... narrow living room - wardrobes in the bedroom, how many cm is that behind the door? I gather from the kitchen that you have already actively tackled the living room - the bathroom on the upper floor would be too small for me. I wouldn't put the pantry [hInterhyprtrauern]. What kind of staircase is it? If it is closed, you could plan a storage room there. I would omit the windbreak wall.

Thanks for your opinion!
- Right, we have moved the kitchen from the living room to the study, and are planning to shift the wall there a bit to the south.
- The bedroom has 50 cm behind the door. I have already noticed that and it’s not ideal, but rather the laundry basket is supposed to go there, not the wardrobe across the full width. Possibly also move the door slightly towards the bedroom and add a built-in wardrobe in the hallway so to speak. But I’m not really convinced of that yet...
- The stairs are steel harp stairs, so not closed. Perhaps something can be squeezed into the recess there.
- Our neighbors do the entrance vestibule wall as you suggest (i.e., leave it out). We thought that this is somewhat better in terms of insulation (i.e., so that the cold air from the front door stays in the vestibule). But it is still up for discussion (I actually like it more and more to have it somewhat bigger and more open (and brighter in the hallway).
