Feedback on single-family house floor plan desired

Hello,

we, 4 people (ages: 36, 32, 10, 6) are planning a single-family house with approximately 150 sqm of living space and ask for your opinions/help regarding our floor plan. The house is to be 9m x 11.5m, the plot is only 17.5m wide (therefore only 9m wide), but 28m long.

At the moment we live in a rented townhouse with an open floor plan (kitchen, dining, living are one large room) and stairs starting from the living room. That's annoying! You think twice about whether or not to turn on the dishwasher in the evening after dinner, the open staircase is also dreadful – the children can’t sleep when there are guests, etc. We would like to have all that separated.

Our planned floor plan now has a kitchen with a dining table, the living room is a separate room. We have consciously decided on 2 entrances to the living room, also to easily divide it in the middle later if needed; we don’t need a "guest / storage room."

The terrace comes directly in front of the living room (south/west), it’s just not drawn in.
The stairs will be concrete stairs (we currently have wood – the creaking and cracking is unbearable), with a small pantry underneath.

Upper floor: Knee wall / dwarf wall (whatever it’s called) is raised to 2m, the roof is a gable roof. There is a small utility room for washing machine and dryer, plus another small utility room as a basement replacement, since we don’t believe that everything will fit in the utility room. The shower may still be moved upwards to straighten the hallway.
The windows on the upper floor are not quite final yet; ideas are still missing.

I find the following areas somehow waste unnecessary space:

- Transition kitchen hallway (would move the entrance further towards the kitchen)
- Transition kitchen living room (There are many windows and the stairs but not much else, hardly any space for furniture)

It feels like there are many corners built in that somehow don't bring anything.

To me, it would all be somehow too "angular."

• The living room would personally be too big to be cozy.

• I don’t like the shower corner protruding into the hallway, and it’s not really necessary anyway.

• The utility room on the upper floor is good, but too tight to collect and sort laundry for 4 people.

• The door of the child’s room on the right should be slid toward the room; I don’t like the narrow access next to the stairs.

Have a look at the [Schöner Wohnen Haus]. The floor plan is similar but much simpler. Maybe there are some ideas for you in there.

Thank you for the feedback,
I didn’t know the Schöner Wohnen House yet – there are some suggestions there, but overall it’s too "open" for me, I also want to be able to close the door in the living room sometimes...

I’ll think about it – but more space in the kitchen is better than more space in the hallway, right?

I agree, but we don’t know what can be done there...?


Maybe the utility room upstairs should be a bit bigger, hmm, but how? – On the other hand: right now we have a utility room with 1.48 sqm (seriously) where the washing machine and dryer are stacked and the laundry is next to them. When washing, we open the door briefly and sort the laundry that way...

I would remove the two corners in the facade, I find them suboptimal and they just cost money.

Please think carefully about whether you want the washing machine and dryer behind the wall to the bedroom. You can hear a washing machine or dryer throughout half the house anyway, but right next to the bedroom would be too disturbing for me.

I am missing a second shower. We also only have one in the house and I am already concerned when the children get older. Maybe at least plan one theoretically. But please no guest shower-toilet.

Give the hallway more space, it is the main traffic area for you. Overall, you give the rooms too much space and in my opinion save on storage, laundry room, and technical room.

You are currently considering turning on the dishwasher twice, but then you build your washing machine/dryer room next to the bedroom? I don't understand.
