Feedback on single-family house floor plan desired

I would also enlarge the hallway towards the kitchen, as there is wasted space in the kitchen anyway. The hallway will then have a larger wardrobe cabinet. I quite like the living room overall, but personally, I wouldn't feel comfortable in the sofa spot... I would probably move the sofa somewhere else, possibly to the exterior wall. Upstairs, consider whether the washing machine and dryer can fit in the bathroom... with an intermediate door or as a built-in cupboard. Pull the shower into the room. Of course :) Basically, a lot of space is being wasted, you have to be able to afford that. What should the views be like?

We are still considering whether to swap the bedroom and bathroom (because of neighboring noises), and to make one larger utility room out of the two upstairs... I can't understand the noise from the washing machine at all: who runs the washing machine at night when they are in bed? It has never happened with us... it only runs during the day.

The corner in the living room - I would really like a small terrace roof, to sit outside in the rain... but that would significantly disrupt the floor plan. I will think about it again.

New floor plans and views are coming - we first have to draw them.

I don’t think the small corner provides much as a roof. The rain rarely falls straight down.

We also wanted a (larger) corner in front of the living room. But it didn’t fit with the rest, so we have now planned a proper terrace roof (Pergola).

At night, it’s not the washing machine but the dryer that’s on more often here ;)
But more space would definitely benefit the laundry room.

I don’t understand the question – simply draw a vertical wall down from the stairs (where the couch is now), one room is then for sleeping (the right one), the other as a living room (so about 10 sqm for one, about 20 sqm for the other). It’s only for emergencies, in case you can't get upstairs anymore – this will NOT be a guest room...

Hello,


Although you have about 32 sqm (the plaster thicknesses still need to be deducted) of living room, from my point of view, due to the recess on the left side, it is anything but sensibly divisible. In a 10 sqm room you will barely fit a 1.50 m bed and a 2.00 m wardrobe; if at all.

You planned a straight staircase. Better make sure that in case of emergency it can be equipped with a stairlift and avoid dividing the rooms, with which - also in old age - in my opinion you can only be unhappy.
