That is misleading. The hill is the excavation from the house opposite, and a small corner of the excavation has already been removed on the right side. However, I don't want it solely because the area is not completely level.

The path in the F1 area is actually intended for the utility lines, although they probably are not located there. This way, you have the option to draw the house connections from the side streets. The idea is that the house entrance should then also be on the north side. But I wouldn’t park my car from the south, walk around the house once or go through the garage to get to the entrance. Upon inquiry, it would also be conceivable to place the entrance on the side or elsewhere.

Somehow, we are a bit put off by the upper F1 row because the lower F1 row is only about 17 meters away (southern building boundary of the upper row to northern building boundary of the lower row). For the lower F1 row, the distance to F4 would be at least 18.7 meters, depending on the depth of the house also 21.7-22.7 meters. However, in the south, there would be a residential street instead of a path.

Does anyone actually know how it works with the proportional sewer costs if you have a corner lot? Do you pay the running meters for both sides or only for the front side?

Supply lines from the north, that is the utility/technical room to the north, entrance in the east, definitely results in good design possibilities.

Have you already asked if the garage can be built to the south outside the building window?

For which plots?
In the upper F1 row that should not be a problem, but you can easily manage with the 3-meter front garden and 12-meter building window.
In the lower row it should actually also be possible, since the front garden is in the north. Only, what advantage would that have?

So, it has become the property F1.6.



The building envelope does not leave much room to build a house of about 140-155 m² with 2 full floors and a flat roof.

Would you rather try to maximize the 8.7 meter width or rather the 12.0 meter depth?

Take a look at your exposé/sales documents to see if the canals are already covered by the purchase price. However, during later renovation, it could of course catch you.
When it comes to the water connection or its construction cost subsidy, the property boundary often matters.



I would consider the 8.7m fixed. You won’t be able to get much narrower to achieve a good floor plan.
