until recently, a construction project in Puchheim (three-family townhouses) was offered. I was interested in one of the three terraced houses and requested documents (exposé) several times. In this regard, the pure construction costs seemed very low to me. However, a significant portion consisted of project costs, which had to be paid in addition to the actual broker fee for the land brokerage and were partly to be agreed upon by notarized contract (at the buyer's expense). According to the offers presented to me, ProHaus came to a total of EUR 26,500 plus the usual percentage broker fee on the land price. In relation to the calculated total purchase price of the property, a very considerable amount! Even after a personal "consultation," it was not clear to me what services were ultimately covered by these project payments or what services were provided. Furthermore, the documents / individual offers were contradictory and differed from each other (each different cost distributions for land acquisition and construction costs, building description did not match the exposé, etc.). Important information, such as the occurrence of additional development costs for the repair of the adjoining streets, was not given to me. From the beginning, I had no trust in this and therefore withdrew from the specific project. However, I would like to know who else was interested in the construction in Puchheim. In this respect, I would appreciate a brief message here in the forum.
