Experiences with SMP Real Estate?

Warning scam!!!

We were offered a property by smp that was not for sale at all and on which people still lived.

Hello everyone, I am completely new to the forum and have already reserved a plot of land in Germering. According to SMP Mrs. S., out of the 5 houses, 3 including the land have already been sold. According to consultation with SMP, construction is scheduled to start in July 2010 and the surveying will be commissioned by the architect. Our construction company would be Exklusive Haus/Projektmanagement and is located in Tittmoning. The plot is supposed to cost around €125,000 and the house around €175,000 plus €15,000 for the planning.

Has anyone had experience with these companies working together? Has anyone already acquired the same property on E.-P.-Straße in Germering??? Thanks

today we have decided AGAINST our project! I need to briefly elaborate a bit, because until today our project had nothing to do with this thread.

Everything started as described above. Only SMP Immobilien was never mentioned. Our project was offered through Mr. W. R. (architect). Only today did we learn from a building expert that Mr. R. is practically the house architect of SMP Immobilien. At the current time, I cannot prove a firm connection, but the statement alone and the many other strange circumstances in this project led us to decide not to pursue the project further. It is important to me to mention the possible connection between these two parties here, so that any interested parties (I saw the project is back on Immoscout) may perhaps come to a personal decision more quickly.

Our property from SMP was designed by a different architect – which unfortunately was catastrophic. Mr. R. was then, when things no longer worked with the other architect, named to us by SMP as a contact person. Mr. R. was the one who was always available to us as a competent contact, one of the few who was committed to us – and the only one who did not receive money for it (at least from us as builders). About 2 weeks ago, I spoke on the phone with Mr. R. – and he told me that he has not been working with SMP for about a year.
